This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered. 3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure). 4. U value for doors is .47 in calculations while plans show doors at .77 and .63. Rectify. Foundation and Structural Plans 1. 3/2: Show 6" dimension to bottom of sill plate. Callout rebar at bottom of footing. 2. Foundation plan, Note 2 on plan seems misplaced. 3. #/2: Show 6" dimension to bottom of post. 4. Show compliance with R602.10.1. Braced wall design is inadequate on front face of each dwelling. 5. Roof framing - Note 7 calls out a 3x12 ledger while detail 2/4 shows a 2x12. Clarify. 6. 2/4 & ¾: Fireblocking at ceiling line per R602.8. 7. Truss calculations callout ledgers that do not concur with plans. 8. Braced wall notes are repeated. 9. Roof framing, Note 12 - LUS26 hangers for 2x6 lookouts at ends of TJI is not typical construction. Provide detail of TJI/outlooker connection at this wall. 10. Note 2/4 and 4/4 - Foundation shows that there are no interior bearing walls. Clarify. 11. Note 10/4 suggests that the firewall is masonry. Clarify and provide detail of firewall from foundation to roof deck. 12. Reference detail 3/4 to plan view. 13. Plans say TJI yet truss sheets are for RFPI. Clarify which joist will be used. 14. Provide a post to beam detail. Include porch joist connections. 15. Sheet 5 - General notes #1 conflicts with detail 3/2. Clarify. 16. Remove all notes and details that do not apply. 17. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. Or, use unvented attic method by applying ceiling insulation to the bottom of the roof deck. Mechanical Plans 1. Show dryer vent. 2. Show and size return air duct per IRC sections M1602.2 and M1603.1. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12000 BTU) 3. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply. Water heater vents are undersized (two 50 sq. in. vents are required, 1 hi, 1 low). Furnace vents are non-existent Plumbing Plans 1. Clothes washer on isometric is called out as a Lav. Clarify. 2. Redo fixture unit calcs per table 6-3 1994 UPC. Provide developed length for each unit. 3. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. Remove all IRC references. Electrical Plan 1. Riser diagram - Two notes conflict, "100 amp meter" & "…(2) 100 A meters + (2)…". Clarify. Is there one dual pack with one cable drop or two separate panels and cable drops? Coordinate with site plan. 2. Smoke detectors are to be interconnected. Consider putting all smoke detectors on one circuit. 3. Provide an outlet for the furnace.
