Historical Preservation Zone (HPZ) review is required for any exterior modifications to the building, such as porch additions and enclosures. HPZ approval stamps must be obtained on the plan prior to approval by zoning review. Also, provide a copy of HPZ approval letter. 2. Add the site zoning (HR-3) and adjacent zoning (also HR-3) on all sides of the subject property to the site plan. DS 2-02.2.1.A.28 3. The perimeter yard building setback dimension to the south property line is difficult to read because of text strikeover for the wrought iron fence label. Revise to show clearly if the building setback is 3.42 feet or 5.42 feet. DS 2-02.2.1.A.7 4. A Lot Development Option (LDO) will be required for the porch addition. The required perimeter yard building setback in the R-3 zone (perimeter yard AA) with a single dwelling is equal to the height of the exterior structure wall. LUC 3.2.6.4 5. The property lot lines appear to have been reconfigured. Provide a copy of zoning approved lot reconfiguration documents. Show and dimension all property lines on the drawing. Please address the following comment: * Depict or specify the distance to all existing curb cuts adjacent to the proposed curb cut/driveway apron (to the north and south). A minimum of 12' is required between driveways/curb cuts, per Section 25-38, Tucson Code. The proposed driveway apron may not be approved as depicted with the southerly apron wing extending beyond the south lot line, unless the adjacent property owner consents to such in writing, and there is not an existing driveway/curb cut within 12 feet. Please note that a right of way excavation permit will be required for all proposed work in the public right of way. Contact Permit and Codes Section, Tucson Department of Transportation (TDOT) - Engineering Division at 791-5100 for questions. Resubmittal will require revised site plan.
