Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Site Plan

1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists.

Floor Plan

1. Locate this work - "Remove existing tub replace with new tile shower…"
2. Show compliance with R310 providing egress from new master bedroom to meet the following minimum specifications.
- Maximum sill height of 44".
- Minimum net clear opening area of 5.7SF.
- Minimum net clear opening dimension of 24" height and 20" width.
3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure).

Structural Plan

1. Porch section - Show dimensions, 12" into undisturbed soil and 6" to bottom of post from finished grade.
2. Describe ledger connection - ½" what?, Is existing wall CMU or double Wythe. Ledger bolts must be either grouted into CMU or through bolted.
3. Provide a roof-framing plan showing the existing bearing conditions. If a bearing wall is to be modified, then provide headers, wall and foundation details. Remove 'Optional 8" CMU Support' detail if not necessary. If it is necessary then comply with R408 for under floor space.
4. Ledger discrepancy - 2x6 or 3x6.

Plumbing and Mechanical Plans

1. Show pressure and temperature relief on plan.
2. Show and size new vents for waste pipe.
3. Fixture unit calculation note problem - water closet=3. Total should be 32.
4. Clearly indicate what cooler and furnace will be used along with the location of each.
5. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply.
6. Show and size return air per IRC sections M1602.2 and M1603.1. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12000 BTU)
7. Note on plans: Mechanical shall comply with 2000 IRC chapters 18- 24.
8. Exhaust fan on plan 70 cfm while notes state 120 cfm, Clarify.

Electrical Plan

1. Clarify electrical plan. Note says only new and relocated outlets are shown yet many existing outlets are shown.
2. Show smoke detectors in existing bedrooms.
3. Cross-reference all outlets to panel schedule.
4. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have on other outlets, per E3603.2 and E3801.3-4.5.
5. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
6. Provide gas and water bond on riser diagram. Ground to panel not meter.
7. Provide arc-fault protection at new master bedroom receptacle circuit.
