10/06/2004 Andrew Connor LANDSCAPE REVIEW Denied 1. Revise the landscape plan to comply with LUC 3.7.2.3.A.1.a. Canopy trees must be evenly distributed throughout the vehicular use area. Every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk).

2. The detention basin design is required to comply with DS 10-01. This would include landscaping, dust control and slopes no steeper than 4:1. Revise the landscape plans as necessary per LUC 3.7.4.3

3. Areas where plants are susceptible to injury by vehicular or pedestrian traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B. Indicate on landscape plan the protection for buffer along Valencia Rd.

10/21/2004 Loren Makus ENGINEERING REVIEW Denied DATE: October 25, 2004
TO: OPW Engineering, LLC
SUBJECT: Commercial Parking Lot, Site Plan and Grading Plan Review
REVIEWER: Loren Makus
ACTIVITY NUMBERS: T04CM03684 and T04BU01979

SUMMARY: The Site Plan and Grading Plan were reviewed by Development Services Department Engineering Division. The Site Plan, Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time.
Site and Grading Plan comments:
1. As previously commented, show how water will be directed to the retention/detention basin. Clarify in the details how water will enter the basin. If the pavement in the adjacent PAAL is to be flush with the top of the walls, this should be shown in the details. Also make a note that the retaining walls will be built under separate permit. (DS 2-02.2.1.A.16)
2. Provide details of the basin to show the ground surface on each side of the weir and stabilization at the weir outlet. Provide enough detail so the inspectors can confirm that the outlet is constructed according to plan.
SWPPP comments:
3. Revise the SWPPP to be consistent with the Site/Grading plan in the matter of import or export. The SWPPP still indicates that the site is designed to balance.
4. Part IV.J.1. Each Operator must sign the SWPPP

Revise the Site Plan, Grading Plan and the SWPPP to address all of these comments and resubmit three copies of the grading plan and the SWPPP. If you would like to meet with me to discuss any of these comments please call me at (520) 791-5550 ext. 1161.

Site Plan Review (2nd review)

TRANSMITTAL: October 27, 2004

Upon completion of the following revisions/additions, an over the counter review may be arranged to obtain stamped approval by the zoning review section without resubmitting the site plan for zoning review. The following item must be revised on or added to the site plan:

1. The cross access agreement between the subject property and the adjacent parking the adjacent parking lot to the east is acceptable as written. Upon recordation provide a copy of recorded cross access agreement to the zoning review section and add recordation information (docket and page) to the site plan.

Since some vehicle parking is being removed from the site immediately to the east, compliance must be demonstrated for that site prior to approval of this plan. Review and approval of the revised plan for the lot to the east will be required.

If you have any questions about this transmittal, please call Peter McLaughlin, (520) 791-5608.
