Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 6. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F 7. Include on landscape plan the length and width of landscape borders per DS 2-07.2.2.A.2.f 8. Within a vehicular use area, one (1) canopy tree is required for each (15) motor vehicle, A minimum of one (1) canopy tree is provided within a vehicular use area per LUC 3.7.2.3 9. Show basin on landscape plan including slope elevations. 14. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7 15. Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 16. Landscape plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes per LUC 3.7.4.3.B 17. The Site Plan, Grading Plan and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. Site and Grading Plan comments: 1. Valencia Road is an MS&R arterial. Label and dimension the existing and future right-of-way for Valencia Road. (DS 2-02.2.1.A.19) 2. Show drainage patterns. Show how water will be directed to the retention/detention basin. (DS 2-02.2.1.A.16) 3. Provide details of the basin to show the following: a. Basin cross-section b. General dimensions of the basin c. Inlet structures d. Ground surface on each side of the weir and stabilization at the weir outlet. 4. Provide results of a percolation test showing that the retained volume will be disposed of within 12 hours. 5. Provide a legend entry for the symbol used at the west end of the three southernmost parking bays. SWPPP comments: 6. For clarity, revise Item 2 in the Sequence of Major Activities to indicate what is meant by 'sediment trap." 7. Revise the SWPPP to be consistent with the Site/Grading plan in the matter of import or export. 8. Revise the section on offsite vehicle tracking to refer to the correct detail. 9. Revise the Timing of Control section to clarify which 'Temporary Sediment Traps" will be constructed. 10. Revise Item 3 of the Timing of Controls Section to provide specific time requirements for the interim controls. 11. Part IV.C.2.a. Describe the project and its intended use after NOT is filed 12. Part IV.C.2.e.Revise the general location map to show a 1 mile radius around the site. 13. Part IV.C.2.e. Include and identify receiving waters in the general location map. 14. Part IV.C.3.a. Identify on the map drainage patterns and estimated slopes after grading 15. Part IV.C.4. Identify on the map or in a narrative, the nearest receiving water(s), including ephemeral and intermittent streams, dry sloughs, or arroyos. 16. Part IV.D.5.b Describe where and what type of velocity dissipation devices will be used at discharge locations. 17. Part IV.J.1. Valencia Road Site Plan Review (1st review) TRANSMITTAL: September 9, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Provide a calculation of vehicle parking provided and handicapped parking required and provided. With over 500 total spaces provided, 2 percent of the total must be h/c parking spaces, and one of every eight or fraction of eight h/c spaces must be van accessible and provided with an access aisle with a minimum width of 8 feet per IBC Sec. 1106.4. Others h/c spaces must be provided with a 5-foot aisle. Revise drawing to show all h/c spaces to be provided and provide a detail showing all dimensions and the maximum slope of the handicapped access aisles to be provided. ANS/ IBC 2. Add the development designator under the zoning information. The development designator for the commercial parking use in the I-1 zone is "34". In the P-I zone the designator is "33".
