| 08/25/2004 | Daniel Castro | ZONING | REVIEW | Denied | COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. (CODE SECTION/ DEVELOPMENT STANDARD) 1. The following comments are based on a building area expansion of 44.4% resulting in a full code compliance review of the entire site. 2. Please list the legal description of the property. (D.S. 2-02.2.1.A.2) 3. Under general note three (3) on sheet D-1, please add the word "Major" to the proposed land use classification. "Automotive Service and Repair Major" definition provided in LUC Sec. 6.3.5.5. 4. Revise the vehicle parking calculation to be based on the land use "Trade Service and Repair Major". Since there is no vehicle parking ratio listed for Automotive Service and Repair Major, the land use class "Trade Service and Repair Major" in LUC Sec. 3.3.4 may be substituted. The resulting revision will require that vehicle parking be provided at a ratio of one (1) space per 1,000 square feet of gross lot area. A total of 17 vehicle parking spaces are required for a lot area of 16,500 square feet. 5. Revise the MS&R adjustment calculation as required. (LUC 2.8.3.7) 6. Label the slope % and direction on the access ramp or provide a ramp detail. (D.S. 2-02.2.1.A.8) 7. Trade Service and Repair Major does not require bicycle parking. Revise general note 16 on sheet D-1. 8. Minimum 24 foot wide PAAL is required east of the building plan shows a 22 wide PAAL. (LUC 3.3.7-I) 9. Wheelstop curbing is required for vehicle parking spaces 1 through 5 to prevent vehicles from damaging landscaping or wall. Dimension wheel stop curbing location. 10. Provide documentation that canopy has been approved by the City. A stamped approved site plan or building permit will do. If the canopy has not been permitted by the City, the MS&R setback requirement will be in effect. Dimension the setback from back of future curb to edge of overhang. 11. Per D.S. 3-05.2.2.B.1, a minimum setback of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure (east side of building except where service bays are located) and a PAAL. A minimum four (4) foot sidewalk is required within the pedestrian refuge area. (D.S. 2-02.2.1.A.12) 12. How and from what property does the billboard get serviced? 13. Note provided on site plan regarding vehicle parking spaces 8-19 "to be controlled by shop for employee parking and serviced vehicles" is not required by the Land Use Code and therefore must be removed. All vehicle parking spaces provided must be accessible to all customers and employees. 14. Any site improvements located within the future right-of-way will require a covenant to be recorded along with a site plan showing how all code requirements will be met after right-of-way widening takes place. The "future" site plan will need to be included in this permit and reviewed by all applicable DSD sections. If the only improvement is the proposed five (5) foot landscape buffer, written approval from the City Engineer will be required and the MS&R covenant will not be necessary. To obtain a copy of the MS&R covenant log on to http://www.ci.tucson.az.us/dsd/Major_Streets_Covenant.pdf 15. If applicable, all existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 16. Label and dimension future curb location along Oracle Road. (D.S. 2-02.2.1.A.21) 17. All requested changes must be made to the site and landscape plans. (D.S. 2-07.2.1.A) If you have any questions about this transmittal, please call Dan Castro, (520) 791-5608. |
