Exterior building wall heights are to be measured from design grade elevation. The elevation drawing (sheet 2) submitted shows building elevation heights that are measured from finished floor elevation. Setback requirements may not be verified for compliance until the height is provided from design grade to the highest point of the exterior building wall and listed on the site plan. It does appear that the east and south perimeter yard setbacks are not in compliance with the requirements listed under LUC Sec. 3.2.6.4 perimeter yard indicator "AA". (LUC 3.2.7.2) (LUC Sec. 3.2.6.3)

2. This project contains a total of six (6) bedrooms as defined by LUC Sec. 6.2.2 (bedroom definition). Six (6) bedrooms will require four (4) vehicle parking spaces to be provided as described in below comment number three (3). Two (2) vehicle parking spaces are to be provided in the new garage, which results in a deficiency of two (2) on-site vehicle parking spaces. (LUC Sec. 3.5.7.1.G)

3. For all single family dwellings in the R-1 zone with five or more bedrooms, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provisions of barriers in conformance with Development Standard 3-05.0. Vehicle parking spaces may not be located in a vehicular use area in any front street perimeter yard. Tandem parking is not allowed. (LUC Sec. 3.5.7.1.H)

4. Label and dimension the existing and future right-of-way, curb location, and sight visibility triangle along Pima Street. Pima Street is designated a Major Street and Route with a future right-of-way of 76 feet. Face of future (MS&R) curb shall be located nine (9) feet in front of the future right-of-way line.

5. Please add the following note on the site plan: "Vehicles may not back out onto Pima Street. All vehicle maneuvering shall be on-site."

6. A City prepared covenant, which will run with the land, will be required for this site. The covenant's purpose is to prevent any bedroom from being leased separately. Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
3. Provide tempered glass at fixed window adjacent guest living door.
4. Is fireplace a zero clearance or masonry. Specify. If masonry provide details. Provide hearth size.
5. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. Provide on elevation plans.

Structural Plans

1. Shear wall #11 - Calculations call for SW2, plans show SW1. Clarify.
2. Shear wall #15 - Calculations call for Simpson holdowns, plans do not show holdowns. Clarify.
3. 7/5 and 3/5: AB post bases have no uplift value. Provide post bases with uplift value.

5. Framing notes reference the IBC, IRC is residential code. Correct.
