The site plan was not approved. Please address the following comments. Site Plan Comments: 1) Revise the site plan and grading plan to show how water harvesting will be used to the maximum extent practicable. Show areas that will be depressed to serve as water harvesting areas and show how stormwater will be directed to these areas. (LUC 3.7.4) 2) Show the sight visibiltiy triangles along Herbert Avenue. (DS 2-02.2.1.A.10) 3) Provide estimated cut and fill quantities. (DS 2-02.2.1.A.17) 4) Label 22nd Street as a Major Street and Routes arterial. Label the future right-of-way width. (DS 2-02.2.1.A.19) 5) Show the proposed location of the refuse container and show how it will be serviced by Environmental Services or by a commercial hauler. Access aisles shall be at the same level as the parking spaces they serve. (ICC/ANSI A117.1-1998 Sec. 502.4) 4. A minimum four (4) foot wide sidewalk area is required along the west and east sides of the proposed building. The plan shows a 3'6" sidewalk area. (D.S. 2-08.3.1) (D.S. 2-08.5.1.A) 5. Indicate graphically or by note, if the sidewalk west of the building is flush with the access aisle. The sign shall be 60 inches minimum above the floor or ground surface of the parking space, measured to the bottom of the sign. 7. If vehicle cross access with the adjacent property to the west is proposed, provide a copy of the vehicular cross access agreement. The agreement must be recorded prior to site plan approval. If cross access is not proposed, provide a barrier to prevent vehicles from crossing the property line. In addition, a back-up spur will be required for the handicap parking space. Refer to D.S. 3-05.2.2.D for design criteria. The spur shall be fully dimensioned on the plan. (D.S. 2-02.2.1.A.11) 8. Provide the bicycle parking calculation. Per Land Use Code Section 3.3.3.5, the number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided (8% of 4 vehicle parking spaces provided). If the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). Per LUC Sec. 3.3.7.8, any use providing less than 50 motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. For an explanation of Class 1 and Class 2 bicycle parking spaces, see Development Standard 2-09 and LUC Sec. 6.2.3. (D.S. 2-02.2.2.A.4) 9. Provide a fully dimensioned detail for the proposed bicycle parking spaces. Indicate graphically or by note, the location, specific type of rack and the number of bicycle it supports.
