Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure).
2. Provide tempered glass at window adjacent new entry door.
3. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications.
- Maximum sill height of 44".
- Minimum net clear opening area of 5.7SF.
- Minimum net clear opening dimension of 24" height and 20" width.
Existing bedroom egress has been hindered by the filling in of an existing window.

Structural Plan

1. Provide header for new opening from existing bedroom to new bathroom. Provide beam for new hallway where existing front door is. Depending on loads on this beam a post footing may be necessary at either end of beam.
2. Clarify roof-framing plan.
3. Complete vent calculations. Show how frieze boards meet required ventilation.
4. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
5. Foam insulation: Clarify your compliance with R318 on the main walls and those walls to the attic per R318.2.3.
6. Detail gable end bracing connections.
