Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. All construction notes must reference the 2003 IRC less plumbing plan, which shall reference the 1994 UPC.
4. Is PV array to be included in this permit? Is so, provide engineering and details.

Floor Plan

1. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.
2. Door to garage must be self-closing and self-latching per R309 amendments.

Foundation Plan

1. Provide width of footing on pertinent details.

Structural Plan

1. Truss type B must have in-line framing with steel walls per R603.1.2. Walls are at 16" o/c while trusses are at 24" o/c. Revise.
2. Provide manufacturer's calculations and data for pre-fabricated trusses. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.
3. Detail gable end bracing and it's connections to structure.
4. C/12 - Provide spacing of stirrups on lintel design per Table 2, ER-4203. Show what size lintels go at which location. Designate 15" or 30" and provide engineering for 30" lintel as stated.
5. Rastra has a maximum wall height of 10' for prescriptive method. Provide justification for wall exceeding 10'.
6. Provide Engineering for: cable anchor at Rastra wall (A/10), Stair construction (I/13), and steel headers in load bearing walls (D & C/9).
7. Note all steel headers in load bearing walls.
8. E/9 - ICFLC clip requires a ledger prior to truss connection.
9. B/9 - Clarify roof framing, connection to Rastra wall, Joist connection to 4x6x1/8" Rect. Steel.
10. Provide justification for Rastra deck parapet.
11. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
12. Callout anchor bolt spacing in top plate on Rastra wall.

Plumbing and Mechanical Plan

1. Revise fixture unit summary per table 6-3 1994 UPC. Provide total developed length and size of supply line.
2. Designate tonnage of AC unit.

Electrical Plan

1. Provide smoke detector in master bath. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
2. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E3603.4. Guest bath GFI.
3. 1/o wire to subpanel is undersized per table E3605.1.
4. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
5. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
