This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. Demo Plan 1. If existing metal carport is to be relocated, provide foundation details as well as calculations that were involved in initial permit. 2. Notes 5, 7 and 15 are missing. Foundation Plan 1. Show minimum depth of footing (12"). Show 6" minimum from final grade to bottom of sill plate. 2. 5/3; callout type of post base. 3. 3/3: reference from roof framing plan. 4. Note 3 - Floor space vent calcs are on page 4. 5. 4/3: Structurally justify construction on red brick. 6. Provide H2.5 from top plate to floor joist. Floor Plan 1. Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space per R807. 2. Note that shower enclosures shall be finished with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered. 4. Locate and identify brace wall types and locations along with the appropriate nailing schedule. 5. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 6. Ventilation calcs should reference 2000 IRC. Change notes. Structural Plan 1. Provide Truss calculations. Further review will not take place without this submittal. 2. Callout all headers on roof framing plan. 3. Provide size of B4. 4. Callout and detail all post to beam connections. 5. Provide all pertinent details for roof framing. 6. Notes 2, 9 and 10 are missing on elevation plan. 7. Is relocated carport attached or detached. Specify and check with zoning for approval. Mechanical, Plumbing and Electrical Plans 1. Note on plans: Mechanical shall comply with 2000 IRC chapters 18- 24. 2. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements. Detail how you will comply. 3. Redo Fixture unit calculations per 1994 UPC table 6-3. 4. Gas calculation note should reflect 1994 UPC table 12-3. 5. Provide vent and cleanout for kitchen sink. Provide vent for clothes washer. 6. Note on plan that all electrical work shall comply with 2000 IRC chapters 33 - 42. 7. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 8. Show locations of smoke detectors per R317. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. 9. A receptacle outlet shall be provided adjacent to the basin in each bathroom, per E3801.6. Bathroom outlets shall be on a separate 20 AMP circuit with no other outlets, per E33603.4. 10. Show refrigerator circuit at refrigerator. 11. Add "GFCI" note at all kitchen countertop and bathroom receptacles.
