COMMENTS:

1. Stormwater must be accepted and released from developments essentially at the same locations and with the same magnitudes as encountered under existing conditions. Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 12.5. The new block wall proposed on the east property line can potentially block flows. Provide grades and/or drainage arrows on the Site Plan indicating existing and proposed flow patterns for all affected properties. As an alternative, provide flow through openings in the wall.

2. All proposed work in the public right-of-way requires a permit from Department of Transportation, Permits and Codes, 4th floor, 201 N. Stone.

1. List the legal description of the property. (D.S. 2-02.2.1.A.2)

2. Add the lot dimensions and bearings. (D.S. 2-02.2.1.A.5)

3. Per LUC Sec. 3.2.5.2.H, the maximum height of a wall within a perimeter yard is six (6) feet. The site plan shows a proposed nine (9) foot high wall located along the east property line which will require approval through a Board Of Adjustment Variance.

4. Per Pima County Assessors Records, the site is comprised of three (3) separate lots which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant is attached to the yellow site plan card. (D.S. 2-02.2.1.A.2)

5. For angle parking spaces provide graphically or by note the parking angle, space width, (PAAL) aisle width, and curb length. For vehicle parking dimensions refer to LUC Table 3.3.7-I.

6. To prevent vehicles form potentially blocking the new striped pedestrian path located between the parallel parking spaces, either provide wheelstop curbing (2 ½) two and one-half feet in front and rear of the striped pedestrian path or relocate the path where it will not interfere with vehicular circulation or parking. (D.S. 2-08) (D.S. 2-02.2.1.A.12)

7. Dimension the sidewalk area located between the proposed laundry room and the one-way PAAL. Per D.S. 3-05.2.2.B.1, a minimum setback of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. A minimum four (4) foot sidewalk is required within the pedestrian refuge area. (D.S. 2-02.2.1.A.12)

8. A minimum distance of one (1) foot must be maintained between a carport and a PAAL. The distance is measured to the closest part of the structure, i.e., a roof overhang. Add setback dimensions as required. (D.S. 3-05.2.2.B.3)

9. Dimension location of wheelstop curbing for angle parking spaces. Wheelstop curbing is to be located two and one-half (2 ½) feet from the front of the parking space. (D.S. 3-05.2.3.C.2)

10. Dimension the sidewalk located adjacent to parallel parking spaces. Minimum four (4) foot sidewalk width required.

11. If a variance is applied for, please add a general note, which lists the following: case number, date of approval, variances granted, and conditions imposed. (D.S. 2-02.2.1.A.38)
