This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. Both addresses for the house and guest house must be included in the permit or a separate permit must be pulled for each structure. 4. All plans must comply with the 2003 IRC (less plumbing plan). Revise all notes and references. THE FOLLOWING COMMENTS ARE FOR THE LARGE SFR Floor Plan 1. Windows 2, 3 and 5 are designated as XO yet the elevations show them as single hung (SH). Clarify. 2. Window 2 in bedroom (if it is a SH) will not meet egress. 24" height is not reached. 3. Windows 1 and 5 must be tempered. 4. Provide landing outside dining room door per R311. If stairs are needed then: Detail and specify stair width (minimum 36" per 311.5.1), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R311.5.3), landing width (per R311.5.4), handrail heights (per R311.5.6.1), guardrail height (per R312.1) and intermediate rail spacing (per R312.2). 5. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. 6. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 7. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. 8. Provide access to each under floor space that exceeds 30SF per R408.3 and R807. Designate locations on the drawings. Openings shall not be less than 18"X24" for under floor space. Also, show compliance with R408 for under floor space. Structural Plan 1. LPI 300 are no longer in production. Provide available trusses. 2. Provide cut sheet for fireplace describing the chimney construction. 3. 1/2 - Provide dimension, 6" grade to post, depth into undisturbed soil (12"), 18" from grade to bottom of floor framing. 4. 1/2 - This detail is called out at exterior stemwalls yet the detail is of post footing. Provide stemwall detail. Include connection of joists and beams and all dimensions. 5. 1/2 is in the wrong orientation on floor framing plan. 6. Specify type of I-joist hanger. 7. 2/8 - calls for H2.5 connection from truss to plate while cross section A shows TC26. Clarify. 8. 2/8 - Callout anchor bolt size, spacing and embedment into bond beam. 9. 2/8 - Calls for standing seam metal roof while elevations and cross sections call for shingles. Clarify. 10. 5/8 - Provide ledger attachments to CMU wall. Include clearance dimensions for under floor space. 11. 6/8 - dimension depth into undisturbed soil. 12. 7/8 - Glulam Beam to wall? 13. Section A calls out "4" concrete on 4" fill", yet foundation and floor framing plans are for a framed floor. Clarify. 14. Cross-reference all details from plans. 15. Provide a detail for gable end bracing/non-bearing wall conditions. 16. Cross-references from roof framing plans do not match conditions. 7/8 is for a steel lintel. 9/8 looks like a beam pocket in a masonry wall rather than a beam to column connection. 6/8 is a porch post footing. Clarify. 17. Clarify (4) 2x6 post - Is this not a CMU column. 18. Provide lintels for all openings. 19. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. Two or Three point bearing? Plumbing, Mechanical and Electrical Plans 1. Revise fixture unit summary per table 6-3 1994 UPC. 2. Designate supply line (from meter) size. 3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 4. Check kitchen countertop spacing per E3801.4.1 and add "GFI" note for these receps. 5. Provide gas and water bong on riser diagram. 6. FYI - Dryer is typically 30amp (10/3 wire) 7. FYI - Water heater, #8 wire is sufficient for 50 amps. 8. Load calcs - startup on AC unit is approx. 35 amps (8000 Watts). 9. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. MODEL ENERGY CODE: 1. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11. 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. THE FOLLOWING COMMENTS ARE FOR THE GARAGE/SFR UNIT AT BACK OF PROPERTY. Floor Plan 1. Window 1 is called out as an XO yet the elevations show a single hung (SH). Clarify. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. Structural Plan 1. 3/4 - Dimension 6" from finish grade to bottom of sill plate. Plate should be 2x6. 7" minimum anchor bolt embedment. 2. 5/4 - Specify joist hanger. 3. Provide detail for gable end bracing/non-bearing wall condition. 4. Provide non-bearing floor joist detail. This detail must include a bearing condition for the roof load (i.e. double I-joist or LVL or blocking pattern at 2' o/c). 5. 4/4 - I-joist blocking or LVL. Clarify. 6. Alternate braced wall panels on either side of garage door need to comply with R602.10.6 (both faces of panel shall be sheathed and tie downs must have uplift capacity of 3000 lbs.). Provide notes and specify tiedown. (PAHD is not recognized). 7. LPI 225 is no longer distributed. Specify an available I-joist. Plumbing, Mechanical and Electrical Plans 1. Revise fixture unit summary per table 6-3 1994 UPC. 2. Designate supply line (from meter) size. 3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 4. Circuit #12 for the refrigerator is in laundry closet. 5. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5. 6. Reference E3801.4.5 (Exception) for compliance with 6" minimum overhang of countertop at the bar location on plan. MODEL ENERGY CODE: 1.
