Provide riser height, tread depth handrail height per R311. 2. 2/2 - how is floor diaphragm connected to wall? 3. 2/2 - ledger needs to be 3x per R606.10(1) (see table) 1/2" @ 12" o/c or 7/8" @ 18" o/c. 4. Gable end bracing - Provide cross bracing per R802.10.3 and TPI/HIB. 5. Cross-reference all detail. Include beam pocket into masonry wall on roof and floor framing plans. 6. 6x12 beam is inadequate for 12' span and 20' of tributary width. Resize beam or provide truss calculations to show 3-point bearing truss on front porch. 7. Provide Model energy calculation to support noted 'R' and 'U' values. BOTH UNITS THE FOLLOWING COMMENTS ARE FOR THE GARAGE/SFR 1. Gable end bracing - Provide cross bracing per R802.10.3 and TPI/HIB. 2. Simpson shearwall requires engineering and is not of a prescriptive method. Reference R602.10.6 for prescriptive method or provide engineering. 3. The two circuits that are necessary for the kitchen need to be split at the countertops. Provide a second circuit at kitchen countertops. 4. Provide non-bearing floor joist detail. This detail must include a bearing condition for the roof load. Use 1) double I-joist or 2) double LVL or 3) LVL with I-joist blocking @ 2' o/c. 5. 4/4 - 2x blocking is not acceptable.
