RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. The contour interval is called out under the North arrow on the Site Plan, yet there are no contours, please correct.
3. Please provide property description per D.S. 2-02.2.1.3.
4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The far side SVT for the new D/W at the NE corner of the project should drawn at the face of curb. Please adjust.
5. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. Handicap ramps are required at new D/W at the NE corner of the property.
6. Complete activity number (T04CM03184) on all sheets per D.S. 2-02.2.1.29.
7. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. On sheet 2 the trash enclosure shows the bollards encroaching 1 foot into the 10' clear space required for the dumpster. Also a 40' clear space es required in front the trash enclosure for the vehicle approach. Perhaps skewing the enclosures may work. Please address.
8. A private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
9. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

Drainage Statement:
1. The Drainage Statement has been accepted by Engineering.
2. Show the project address on the cover of the Drainage Statement.

1. This project is a new building and was reviewed for full code compliance.

2. A minimum 4-foot sidewalk is required between the east side of the building and the four parallel parking spaces. Note: The width of the proposed parallel parking spaces may be reduced to as little as 8 feet.

3. The typical parallel parking space detail on sheet 1 of 5 labels the minimum width of adjacent one-way drive as 18.5 feet, but the drawing on sheet 2 of 5 shows it to be only 189 feet. Revise for consistency.

4. Wheelstop curbing is required in parking spaces where parked vehicles may overhang landscaped areas, walls, etc. Show the required wheelstop curbing in the vehicle spaces along the west side of the parking lot where vehicles may strike the 30" screen wall or the freestanding site lighting.

6. Add the height and dimensions of existing/proposed signage. The existing sign located near the west entrance drive to the site is within the future sight visibility triangle. If it is over 30" in height above the at-grade centerline of the adjacent PAAL it must be removed or a DSMR application approval is required.
