A minimum 24-foot wide two-way drive (PAAL) is required to provide access from Stone Avenue to the garage. The vehicular use area shall provide a barrier to prevent vehicles from encroaching onto unimproved portions of the site. In addition, it may be necessary to provide a back up spur. Fully dimension back-up spurs on plan. (LUC Table 3.3.7-I) (D.S. 3-05.2.3.C.1) (D.S. 3-05.2.2.D) (D.S. 2-02.2.1.A.11) 3. Van accessible parking space is required to have an eight (8) foot wide access aisle. Plan shows five foot wide access aisle. (D.S. 2-02.2.1.A.8) 4. Access point from alley must be minimum 24 feet wide for two-way travel. (LUC Table 3.3.7-I) (D.S. 2-02.2.1.A.11) 5. Minimum four (4) foot wide sidewalk (refer to D.S. 2-08.5.1.C for composition requirements) is required for the on-site pedestrian circulation system. Label and dimension sidewalk width and composition. (D.S. 2-02.2.1.A.12) (D.S. 2-08.5.1) 6. Response acknowledged. Site plan shall not be approved until the all applicable easements have been recorded and information provided as required in previous comment. Previous comment remains: All existing and proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20) 7. Since variances will be applied for, please note the variance case number, date of approval, variances granted, and conditions imposed on the site plan. The site plan was not approved. Please address the following comments. Site Plan Comments: 1) As previously indicated, the minimum width for two-way traffic aisles is 24 feet. The existing driveway must be revised to meet this standard. (DS 3-05.2.1.C.1) If a DSMR or Variance is approved, provide the case number on the plan. 2) As previously indicated, the proposed access to the new parking area does not have enough width to provide paved travel lanes and pedestrian use areas. Show how the access requirements will be met all the way to 17th Street or provide another access location to the proposed parking area. Provide recordation information for the access easement across the adjacent property. If a DSMR or Variance is approved, provide the case number on the plan. Access to the loading zone must be a minimum of 20 feet wide for one way traffic. 3) Provide written approval from Environmental Services for proposed solid waste collection proposal.
