Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

FLOOR PLANS

1. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure).
3. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.

FOUNDATION PLANS

1. Show locations of holdowns on foundation plan.

STRUCTURAL PLANS

1. Provide H2.5 clip from top plate to truss.
2. Show and size headers over windows, doors and wall heat/ac unit on roof framing plan.
3. Show dimension of 6" from final grade to bottom of sill plate.
4. Detail gable end bracing.
5. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
6. Foam insulation: Clarify your compliance with R318 on the main walls and those walls to the attic per R318.2.3.
7. Provide details for roof over front door landing.
8. Shingles or Built-up roof? Clarify. Minimum 2:12 slope for shingles as shown on elevations.

PLUMBING PLAN

1. Provide total fixture count for existing construction if new construction is to be on the same meter.
2. Provide a cleanout at the kitchen sink.

ELECTRICAL PLAN

1. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.

MODEL ENERGY CODE:

1. Provide energy calculations per the 1998 IECC, or comply with IRC chapter 11.
