Resubmittal required; the following items must be revised or added to the Site Plan. The following Engineering comments are minimal and the client is welcomed to submit the next review as a walk through for Engineering. Should other reviewers deny these plans please coordinate with them to determine if a walk through re-submittal process is warranted with them.

Site Plan

1. Please include a response letter with the next submittal that states how all comments have been addressed.

2. The following comment was not addressed please review and include these items into the site plan

(3. Label the Sight visibility triangle.) Please provide the SVT dimensions.

3. Did John Clark require the DSMR for solid waste refuse pick-up?

4. It appears that the on-site sidewalk has been extended to the edge of pavement within the right of way. On-site sidewalks should be terminated at the property line or tie into public right-of-way sidewalks. The previous reviews did not callout of public sidewalks, but a 5-foot sidewalk is required within the public right-of-way with a 2-foot buffer from back of curb to the proposed sidewalk. Truncated access ramps are required along the sidewalk at the driveway entrance. Begin and end the public right-of-way sidewalks at the adjacent property lines.

5. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This project has been reviewed as a commercial site plan. The plan must been drawn to comply with the site plan contents and specifications per Development Standards 2-02.



1. The vehicular use area has been revised to comply with the PAAL, parking spaces, and pedestrian circulation. The remaining item that must be addressed for the vehicular use area is the requirement for a back-up spur. The back-up spur must be designed with a 3-foot radius as depicted in development standards 3-05.2.2.D.

The vehicular use area must be physically separated from the pedestrian areas. An extruded curb must be provided as a barrier between the back-up spur / parking spaces and the pedestrian area. Please revise as required.

2. The short leg of the SVT must be drawn next to the edge of the curb returns. It appears that when the SVT's are depicted correctly the two parking spaces next to the landscape buffers will be with in the SVTs. Parking spaces are not allowed in the SVTs.

As mentioned in comment two the back up spur must be revised. This will allow for parking spaces to be shifted approximately two feet to the south, which would take the parking spaces out of the SVTs. Revise as required.

Previous comment was not addressed correctly. The sight visibility triangles have been depicted incorrectly on the plan. Please contact the Engineering reviewer for assistance on proper location.

3. Allowed and proposed density is a part of the development designator criteria. Add under the Land Use Code data text block a density calculation indicating the allowed and proposed density based on the allowed RAC of 15 units per acre. (Density - .25 ac x 15 RAC = 3.8 units allowed, three units proposed)

(The previous comment left as reference for the reviewer.) Zoning will re-review the site plan for compliance with development criteria for the development designator and for compliance with site specifications and content of development standards 2-02.

4. The remaining zoning comments are minor in nature and may be reviewed over the counter. If you wish to have the zoning reviewer review the revised site plan over the counter please call to make an appointment. Zoning is willing to review the revised site plan with the revisions requested by all reviewing agencies. If a DSMR is to be requested please wait until the DSMR is approved and the approval letter is provided to you. Add to the site plan the following information of the DSMR, case number, date of approval, and list conditions of approval. Zoning will not approve the site plan unless the DSMR is approved.
