09/09/2004 DAN CASTRO HANDICAP-SITE REVIEW Denied COMMENTS:

1. The accessible pedestrian path provided from the entrance to building 2 does not meet the sidewalk area requirements under D.S. 2-08.4.1, which states, sidewalks within a project must be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means, except at crosswalks.
Previous comment: Provide a continuous accessible pedestrian path from the existing building #2 entrance, which connects to the on-site pedestrian circulation system. (D.S. 2-08.4.1.D) (D.S. 2-02.2.1.A.12)

If you have any questions about this transmittal, please call Dan Castro, (520) 791-5608.
09/09/2004 Daniel Castro ZONING REVIEW Denied COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were
addressed. (CODE SECTION/ DEVELOPMENT STANDARD)

1. Provide a copy of the recorded lot combination covenant for DSD records.
Previous comment: The site is comprised of three (3) parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the covenant is attached to the yellow site plan card or you may obtain a copy of the covenant online at: http://www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf

2. Per DSMR approval condition #1, relocate continuous on-site pedestrian circulation system so it is not located behind parking spaces in the proposed garage. Per Patricia Gehlen, a pedestrian path is required from the parking spaces located in the northwest corner of the site to the pedestrian sidewalk located along the west side of the main building.
Previous comment: Per our conversation on July 20th, the garage will not be fully enclosed. Remove the striped pedestrian path located in front of the garage entrance. (D.S. 2-08.4.1.F)

4. As a general note, please add the following: DSMR case number, date of approval, modifications granted, and condition imposed. In addition, note the case number in the lower right corner of each sheet on all plans.

5. This plan may be reviewed at the front counter by the Zoning Review Section. Please contact me to set an appointment.
