This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. All plans shall comply with 2003 IRC (less plumbing plan). Revise all notes and references. Floor Plan 1. Size bedroom window in existing house. 2. Provide landing at exterior utility room door per R311. 3. What is the "HTR. E freestanding" in bedroom? Is it a heater? Portable heater does not meet heating requirements per R303.8. 4. Plans call out everything as "existing". Plans should be noted with the pretense that the additions have not been done. For clarity "existing" should refer only to those structures that were present before additions. 5. FYI - Storage shed is less than 200-sq. ft therefore it will be evaluated only for the electrical work that will go into it. 6. Remove plans for carport if it is to be demolished under a separate permit. 7. How will study be heated? 8. Provide MEC calculations ('Rescheck' on Internet) to support chosen Insulation R-values and window U-values. 9. 6040xo adjacent utility room door must be tempered per R308.4. Structural Plan 1. If porch at front of house is new, specify. If so, current construction is not per code. 4x6 beam at porch is inadequate for 11'-6" span with 6' of tributary load. Clarify spans between posts. 2. Specify framing of existing house to justify 1/2" lag ledger connection. Specify spacing of lag screws as well as length of lag. 3. Callout size and amount of rebar in footing. Plumbing Plan 1.
