This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. All plans must comply with the 2003 IRC (less plumbing plans). Revise all notes and references. Site Plan 1. Show site plan on property. Floor Plan 1. Windows A & B - Clarify opening dimensions of 20" width and 24" height for egress in bedrooms per R310. 2. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 3. Where is Building section from? 4. MEC- Door U-values on calcs don't match plans. Clarify. Foundation Plans 1. 5/2 - 6" grade to post. 2. Notes C and K conflict. 1500 psf can be assumed. Structural Plans 1. Size all wood headers in all framed bearing walls. 2. T1 in truss package should be T7. Clarify. 3. Size girder that surrounds fireplace. 4. Size header over entry from turret to living room. Size header over turret closet. 5. Provide connection details for all wood beams or headers to Mikey Block walls. 6. Provide ledger connection details for back porch ledger. 7. Clarify framing of turret with a cross-section. 8. Mikey Block details are too small. Minimum font is 12 point. 9. Specify post bases for 10" back porch posts. 10. Locate what 'Ceiling joist', 'Floor Joist' and 'Rafter' tables are for. 11. Scuppers on back porch suggest parapet while elevations do not show this. Clarify. 12. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 13. Maximum unsupported height of wall is 10'per R611.3(2). Provide design for turret. 14. Provide gable end bracing detail for trusses (cross bracing). 15. Specify framing around fireplace. How will it connect to foundation? What is interface with Mikey Block on each end? 16. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation per R905. 17. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 18. Garage - LSSUI3510 hanger is not sufficient for I joist. Provide a sufficient ledger of hanger system. 19. Garage - Detail non-bearing condition for roof I joists. 20. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, per R1001.6. Plumbing, Mechanical and Electrical Plans 1. Attic stair is at a different location on floor plan than on plumbing, mechanical and electrical plans. Clarify. 2. Size vent for two lavatories in bathroom. 3. Provide developed length for gas line. 4. Revise fixture unit per table 6-3 1994 UPC. My count is 36 Fu. 1-1/4" meter seems excessive. With fixture count of 36 and developed length a 3/4" meter with 1-1/4" supply line to house is sufficient. 5. Specify gas pipe material. 6. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 7. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 8. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 9. Return air shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). 20" dia minimum. 10. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 11. Provide smoke detector in master bedroom. 12. If tub in master bath is a Jacuzzi tub with a motor provide a 20-amp GFCI protected circuit and locate access panel. 13. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
