GENERAL COMMENTS:

1. A Flood Use Permit is required prior to Site Plan approval. PRIOR REVIEW COMMENT

2. Include estimated cut and fill quantities on the plan. Cut and fill quantities exceeding 50 cubic yards will require a Grading Plan and Permit. IBC Chapter 36
PRIOR REVIEW COMMENT
The footprint of the new proposed structure as specified on the plan is 1784 square feet. The fill needed to bring the floor up to the required FFE will be in excess of one foot. Assuming one foot of fill, the fill required under the foundation would be 66 yards. The total amount of fill required for this project will have to be more than 50 yards. Therefore a grading plan and permit is required.
Grading plan requirements can be found in the IBC Chapter 36.

3. Sheet 3 Note 7 of the Site Plan specifies the FFE as 12 inches above existing grade. This is incorrect. The Hydrology Statement specifies the FFE as at or above 2459.1 ft. NGVD-29. Remove Note 7. PRIOR REVIEW COMMENT

4. It appears that the intent is to elevate the building on stem walls. However, the plan is not clear. Elevation on fill requires the building to be set back 25 ft. from the fill line unless a registered professional engineer recommends a closer distance and it is approved by the city. Elevation on fill also requires bank protection to safeguard against flood incurred erosion. Again, in the absence of a grading plan, it can not be determined how the building is proposed to be elevated.
