The following items must be revised or added to the Site Plan.

Resubmittal Required: Site Plan

GENERAL COMMENTS:

1. A Flood Use Permit is required prior to Site Plan approval.

2. Include estimated cut and fill quantities on the plan. Cut and fill quantities exceeding 50 cubic yards will require a Grading Plan and Permit. IBC Chapter 36

3. The Finish Floor Elevation (FFE) shown on the plans is incorrect. The Hydrology Report specifies that the FFE must be one foot above the 100-yr. peak water surface elevation. The Site Plan shows the FFE as one foot above existing grade. The Hydrology Report specifically calls out the FFE required for building 1 as 2459.1 NGVD-29. All appropriate sheets of the plan must specify this elevation and datum. An Elevation Certificate filled out by a registered land surveyor will be required to be returned to Development Services prior to final inspection of the structure. The FFE must be at or above 2459.1 NGVD-29 or final inspection will not be granted. All mechanical equipment (i.e. air conditioning compressors, hot water heaters, furnaces, etc) must also be placed at or above 2459.1 NGVD-29. This will also be shown on the Elevation Certificate. Correct the plans to show the proper FFE.
