CODE SECTION/ DEVELOPMENT STANDARD

1. Label and dimension future sight visibility triangles and future curb location. Per the Major Streets and Routes (MS&R) Plan, the face of future curb is located nine feet from the property line. (D.S. 2-02.2.1.A.10) (D.S. 2-02.2.1.A.21)

2. Provide a barrier (i.e. fence, wheel stop curbing, post barricades) to prevent vehicles from driving onto the unimproved portion of the site. It appears there is an opening next to the gate, which must be closed to vehicles. (D.S. 2-02.2.1.A.12) (D.S. 3-05.2.3.C.1)

3. Provide a barrier (i.e. curbing) along the east side of the proposed building location to prevent vehicles from encroaching onto the minimum required five (5) foot wide pedestrian refuge area. (D.S. 2-02.2.1.A.12) (D.S.3-05.2.3.C.1) (D.S. 3-05.2.2.B.1)

2) A six-foot high masonry wall is required along the east property line to screen the site from adjacent residentilly zoned property. LUC Table 3.7.2-I

RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Show existing and future sight visibility triangles per 2-02.1.10.
3. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
4. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks.
5. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
6. Show Drainage patterns, proposed finished floor elevation(s) per D.S. 2-02.2.1.16.
7. List estimated cut and fill quantities per D.S. 2-02.2.1.17.
8. Dimensioned right-of-way, including any applicable Major Streets and Routes (MS from street monument lines etc. per D.S. 2-02.1.19.
9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines per D.S. 2-02.2.1.21.
10. Curb returns and Handi-cap ramps are required at the point of ingress/egress.
11. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Please contact John Clark of Environmental Services for alley service at (520) 791-5543.
12. Show existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number.
13. List the owner/developer on the plans with the pertinent information.
14. Please show edge of pavement along perimeter of site.
15. The minimum width for a two way PAAL is 24'. Please revise the width of the North PAAL.
16. The PAAL distance should be measured form the edge of the travel lane, not to the property line when there is a fence.
17. Vertical curbs are required in the right-of-way, instead of extruded curbs. Please revise.
18. Key note no. 2 on sht. G2 should make reference to removing and replacing depressed curb with COT standard.
19. Keynote no. 6 on sht. G2 relocated gate on property, please show it's location.
20. Keynote no. 14 on sht. G2 references pavement transitions. Please show this on the plans.
21. Keynote no. 27 and 29 references extruded curb. Please revise to vertical curb.
22. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

Drainage Statement:
1. A Drainage Statement is required. A DS is a brief description of drainage conditions applicable for a site which is not affected be 100-year flows of 100 cfs, or more, and is neither subject to detention requirements nor impacted by flows from a significant watercourse per S.M.D.D.F.M., chap. II, 2.1.3.
2. The content and format of the DS should follow S.M.D.D.F.M., chap. II, 2.1.3.
