Waverly St. Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2000 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale. 2. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. SITE PLAN: (NOT REQUIRED FOR MODEL PLANS) 1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists. STRUCTURAL PLANS: 1. Provide complete roof framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking. Provide existing roof framing to verify what the load is bearing on the new W8x10 steel beam. It appears this beam is undersized. Roof framing plans show roof being flat. How will it drain. 2. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations. Or clarify this will be a deferred submittal. 3. Specify lateral support of trusses. 4. Detail gable end bracing connections. 5. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 6. Completely detail all connections and cross-reverence to the foundation and framing plans: - Wall connection / bearing or steel beam. 7. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing. ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation per R905. 2. Note and specify all roof slopes appropriate to material. (minimum allowable roof slope is ¼" per foot per R905) 3. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is to be built. 2. Wood sill plates shall be foundation grade redwood or pressure-treated wood per R324. 3. Cross-sections shall be cross-referenced to the floor plan and framing plans. PLUMBING PLANS: 1. Show the size of vents. 2. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. Gas for stove? 3. Water line: Provide the total fixture unit demand and maximum developed length. Clarify existing water line can handle new developed length. ELECTRICAL PLANS: 1. Designate the location and circuit of all required light fixtures, receptacles, and switches. Provide a panel schedule noting circuit number and size along with a general description. Circuit for island electrical? 2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 24" from a receptacle outlet, per E3801.4.1. 3. Electrical load calculations are required when more than 4 circuits are added. 4. Submit panel schedule showing circuit ampacity, wire size, panel size and circuit numbers. MODEL ENERGY CODE: NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements. 1. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11. 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. NOTE: As of 2-02-01 the City of Tucson has adopted the 2000 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code. All model plans shall reference these codes. |
