Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Site Plan

Floor Plan

1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
2. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
3. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure).
4. Notes on elevation plan reference floor plan. Clarify.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1.
2. Details show TJI floor joists but floor framing plan shows 2x12 @ 16o.c. Clarify.
3. Under Floor Space: Show ventilation per R408.1, Show access per R408.3.
4. Show minimum 18" clearance from final grade to bottom of floor joists.
5. Show minimum 6" clearance from final grade to bottom of sill plate.
6. Details 2 & 3: Provide a positive connection for ledgers on bearing and non-bearing walls.
7. Provide a bond beam in the stem wall.

Structural Plan

1. Floor live load is 40 psf, not 20 psf.
2. Callout floor joist hanger types.
3. Remove beam schedule from floor framing plan if not used.
4. Detail connections between walkway floor framing and new dwelling floor framing. Detail connection between walkway floor framing and existing structure.
5. Callout collar ties/ceiling joist size and spacing.
6. Note 2 calls out 2x fascia while detail 1 shows optional corbel end. Provide blocking vented bird boards for corbel end option.
7. Show sheathing, 1" air gap, flashing and weepholes for veneer.

Elevations, Cross sections and Details

1. Insulation under roof deck on shingled roof is not allowed.
2. Provide roof slopes.
3. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.

Plumbing and Electrical Plans

1. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
2. Provide a smoke detector in the living room.
3. Provide "GFI" note at each countertop receptacle.
4. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
5. Clarify service. Riser diagram states ground and bond are existing but the plan shows a new upgraded service on new construction. If a new panel is being put in, provide appropriate ground and bond.
