Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Site Plan

1. A 1-hour firewall must be built on all walls within 3' of property lines on new and structures.
2. Provide height of block wall.

Foundation Plan

1. Footing width is minimum 16" per table R403.1.
2. Note: 1500 psf assumed soil-bearing pressure per table R401.4.1.
3. Provide landing outside of back door per R312.

Structural Plan

1. To meet the braced wall design provide the following shear panels: Two panels, of at least 2'-8" with holdowns, must be provided on south workshop wall (wall w/ window). A smaller window will have to be used. As well, east exterior wall or workshop must be fully sheathed. Also, a 4' panel is necessary adjacent back door on south game room wall.
2. ½" per foot roof slope is too small for rolled roof. Change slope or use built up roof.
3. If new construction is to cover an existing operable window in existing master bath then an exhaust fan shall be provided per R303.3. Provide note.
4. Clarify wall coverage. Will entire structure be sheathed in 3/8" OSB and then Masonite or will OSB only be present at shear wall locations?
5. Provide attic ventilation calculations per R806.2.

Electrical and MEC Plans

1. Provide switch to hallway light at exterior door per E3801.
2. MEC: hallway is part of the heatable space and the garage is not to be considered in the existing square footage. Therefore MEC's are required, as are the corresponding insulation factors and U values for windows. Provide this evaluation.
