Approval is not recommended at this time. Please address the following comments: 1. The driveway apron may not be approved as proposed. The City of Tucson's Development Standard 3-01.3.2 C and Transportation Access Management Guidelines, Section 6.3.1(5) stipulate minimum 25' curb returns for driveways/PAALs intersecting Arterial roadways. Please revise the plan as necessary, demonstrating conformance with these standards, or provide written approval for the proposed design from Tucson Department of Transportation (TDOT) - Traffic Engineering Division. 2. Please depict additional finish grades along the proposed parking area perimeter, demonstrating conveyance of site drainage to the landscape areas and maintaining existing overall drainage patterns onsite (DS 2-02.2.1.16). 3. Speedway Blvd. Site Plan Review (1st review) TRANSMITTAL: December 27, 2004 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Add the existing use of the site to the project data. Rather than stating "tenant improvement", which is not a land use, list the specific use conducted on the property. For example if the use has been a house, state that the existing or previous use is "residential- single family dwelling". If this is a tenant improvement and the last approved use was a personal service/barber shop, provide copies of last approved site plan or certificate or occupancy for the use. DS 2-02.2.1.A.31 2. Indicate the maximum slope of the van accessible handicap parking ramps and aisles to be provided on the drawing. ANS/IBC 3. Provide specific maximum building heights of the building along each wall (north, south, east and west). It is unclear from the drawing which where the peak of the gabled roof is or which way it runs. Clarify on the drawing. Setbacks cannot be verified until building heights are specified. DS 2-02.2.1.A.6 4. Dimension all building setbacks on the plan. DS 2-02.2.1.A.7 LUC 3.2.6.4 5. According to the Assessors Office this site is made up of 2 lots, one being El Rio Park Lot 7, Blk 1 and the other being a portion of Lot 6, Blk 1. These lots must be combined so that the site is made up of one lot. Please provide documentation of combination with a recorded Covenant Regarding Use of Real Property, a copy of which is available at the Zoning Review Counter.
