According to the Assessors Office this site is made up of 2 lots, one being El Rio Park Lot 7, Blk 1 and the other being a portion of Lot 6, Blk 1. These lots must be reconfigured so that the site is made up of one lot. Please provide documentation of lot reconfiguration.

SUMMARY: Engineering Division has reviewed the Site Plan received on 8 September 2004. Approval is not recommended at this time. Please address the following comments:

1. Depict existing and future sight visibility triangles for a driveway intersecting an arterial roadway. The future curb location is typically 9' from the future right of way line for 120' MS&R rights of way (DS 2-02.2.1 A 10 & 3-01.5.0).
2. Depict proposed parking area finish grades (DS 2-02.2.1.16).
3. Depict the Major Streets and Routes (MS&R) half, or full right of way and assure intersection widening requirements are included in the depiction/delineation (DS 2-02.2.1.19).
4. Identify the line from which the half right of way (row) is labeled (DS 2-02.2.1.19).
5. Depict a refuse container location, size and access thereto fully dimensioned and labeled (DS 2-02.2.1 A32 & DS 6-01.0).
6. Demonstrate water-harvesting maximization in all landscape areas. Typically such areas are depressed 4-6". Provide wall openings and label/identify on the plan for conveying parking lot drainage to the landscape areas.
7. Identify sidewalk and the driveway apron as existing or proposed.
