Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1, a soils report is not required. It is up to the designer / homebuilder to be aware of the soil and conditions of the site. If soil testing has been done, a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect the soils reports recommendations.
2. Show that footing is a minimum of 12" into undisturbed soil.

Floor Plan

1. Designate the operable portion of windows for egress requirements, as well as the location of tempered glass per R308.4. Note tempered glass on window schedule.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered.
4. Detail and specify stair width (minimum 36"), rise and run (minimum 10" tread depth and 7 ¾" maximum riser height per R314), landing width (per R312), handrail heights (per R315).
5. Windows 4, 5, 6, 9 and 10, on schedule don't match plan sizes. Height and width may be confused on some.

Structural Plans

1. 5/S201; ½" clearance around GluLam Beam.
2. 2/S201; IUT9 not necessary at this location.
3. Callout GluLam sizes and all headers on roof framing plan. Provide lintel size over doorway from garage to stairwell.
4. 6/S201; show or note how existing roof connects to wall. Will it conflict with new construction?
5. Provide a ledger connection detail for the TJI's over the garage.
6. Provide detail of parallel joist to non-bearing walls.
7. Show all overhangs on roof framing plans

Plumbing, Mechanical and Electrical Plans

1. Clothes washer = 6 fixture units. Recalculate.
2. Callout vent and dirty arm sizes.
3. Note on plans: Mechanical shall comply with 2000 IRC chapters 18- 24.
4. Show smoke detector in bedroom #2.
