Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN, FLOODPLAIN USE PERMIT APPLICATION, HYDROLOGY REPORT 1. Include a note on the plan that the entire site is in a FEMA Special Flood Hazard Zone AE. DS 2-02.2.1.A.15 2. Show the 100-year peak water surface elevation (WSEL) on the plan. DS 2-02.2.1.A.15. 3. A floodplain use permit is required for any work/construction within a floodplain. Submit a floodplain permit application and a hydrology report (see comment below) with the second submittal. 4. A hydrology report is required for developments which are impacted by flows from significant watercourses affected by flows with 100 cfs or more (i.e. floodplain). The objective of a hydrology report is to establish finish floor elevations which assure that all structures are free from flooding during a regulatory event (100 cfs or more). Encroachment is required to be addressed in the hydrology report. Development within the floodway fringe can not increase the water surface elevation more than a tenth of a foot. A licensed civil engineer with the state of Arizona is required to write a hydrology report. Submit a hydrology report with the second submittal. Tucson Code Chapter 26-5., SMDDFM 2.3. 5. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E 6. Include bearings on the site plan. 2-02.2.1.A.5. 7. Identify and label the SVT's on the site plan. DS 2-02.2.1.A.10. 8. If applicable, identify the location, type, size and height of existing and proposed signage. DS 2-02.2.1.A.13. 9. Include drainage patterns on the plan. DS 2-02.2.1.A.16. 10. Show finish grades and spot elevations for the site. DS 2-02.2.1.A.16. 11. It is noted that a finish floor elevation (FFE) is shown on the new structure. Because the hydrology report has not been submitted it is not clear what the finish floor elevation is supposed to be. The finish floor elevation must meet the minimal requirement of being set one foot above the water surface elevation. Submit the Hydrology Report with the next submittal and set the finish floor elevation according to the hydrology report. DS 2-02.2.1.A.16. 12. There is a general note stating that cut and fill quantities are less than 50 cubic yards. The probability of the new structure needing to be elevated is high if effort to meet the minimal requirement of the FFE being one foot above the water surface elevation. Revise the cut and fill quantities based on the correct FFE from the hydrology report submitted during the second submittal. 50 cubic yards or more of cut and/or fill requires a grading permit and a grading plan. If the cut and fill quantities are 50 cubic yards or more submit a grading application (green card) and a grading plan with the second site plan submittal. DS 2-02.2.1.A17. 13. If applicable identify all easements of record on the plan with recording docket a page reference. DS 2-02.2.1.A.20. 14. Dimension from the street centerline to the sidewalk. DS 2-02.2.1.A.21. 15. Indicate if the street is Public or a Private Street? Identify if the ROW is future or existing. D.S. 2-02.2.1.A.18 16. Align driveway access to existing driveway across the street, close any unused driveways and show adjacent driveways. 17. After researching the TDOT map site the contours on the site plan do not match up to what is found on the TDOT map site. It appears that there is a three foot difference between what is on the TDOT map site and the site plan. Please revise and add existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number and show the datum being used on the plan. DS 2-02.2.1.A.23. 18. It is noted that a benchmark has been shown on the plan. However it is not clear what "I - 660 sheet 8" means. Show on the plan the correct City Field Book and page number. Refer to comment 17. DS 2-02.2.1.A.23. 19. When showing spot elevations include elevations for the proposed sidewalk and PAAL. DS 2-02.2.1.A.23. 20. Where is the solid waste trash container and enclosure? New development will provide on-site refuse storage, collection, and pickup areas with service access from within the tract or from an alley adjacent to the tract. Revise the plan to show the solid waste trash container and enclosure. For the requirements for solid waste bins and enclosures refer to DS 6-01. 21. For clarity show the utilities at a lighter line weight than what is indicated on the plan. 22. Because the hydrology report and a grading plan have not been submitted for the first review, additional comments could be forthcoming with the second submittal. |
