The building addition cannot exceed 50% of the total value of the existing residence. · For example: Total value of the existing structure (Bldg. only) = $100,000 Total value of the proposed improvements = $50,000 The max. cost of the allowed of improvements = 50% of the total value of the structure. Plumer Ave. Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2000 IRC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Note that the current residential building code adopted by the City of Tucson is the 2000 IRC. All references to the building code are 2000 IRC unless noted otherwise. 2. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale. 3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. 4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 5. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FLOOR PLANS: 1. Need a second source of egress other than a sliding glass door. 2. Clarify that bedroom windows have 5.7 sq. ft. of opening for emergency escape. 3. Anti-scald valves for showers as required by section 410.7 of the UPC shall be installed or an approved anti-scald device. 4. Bathroom door does not meet ADA Table 404.2.4.1 - maneuvering clearances for manual swinging doors. 5. 36" x 48" needs to be clear in front of transfer shower. NOTE: As of 2-02-01 the City of Tucson has adopted the 2000 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code. All model plans shall reference these codes. |
