COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The proposed addition is to be built over two lots (79 and 80) straddling property lines and attached to the existing building on lot 81. Prior to approval of the site plan a Pima County Tax Code Parcel combo and a recorded City of Tucson Lot Combo Covenant will be required. The Tax Code Parcel combo must be processed through the Pima County Assessor's Office and I have attached a copy of the City of Tucson Lot Combo Form for your convenience. The lot Combo Form must be filled and submitted to the Pima County Recorder's Office for recordation. Recorded copies of both documents with docket and page numbers must be submitted with the site plan. DS 2-02.2.1.A.2

2. Label the newly configured lot line dimensions and bearings. DS 2-02.2.1.A.5

3. Add to the cover sheet as a general note(s) the rezoning case number and approved development plan/tentative plat case number. DS 2-02.2.1.A.29 and .30

4. List the overall square footage and coverage. Please insure that the square footage and coverage do not exceed the maximum allowed per the rezoning case. DS 2-02.2.2.A

5. Submit a legible copy of the development plan.

The Site Plan (SP) and Drainage Statement) cannot be approved as submitted. Please address the following review comments prior to the next submittal.


Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please provide property description per D.S. 2-02.2.1.3.
3. Please label lot dimensions and bearings of proposed lot per D.S. 2-02.2.1.5
4. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
7. Location and orientation of existing major physical features, such as railroad tracks and drainageways per D.S. 2-02.2.1.22.
8. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
9. Show Development plan number (T04CM01842) on all sheets per D.S. 2-02.2.1.29.
10. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Please contact John Clark at Environmental Services @ 791-5543 to ensure existing dumpsters are adequate.
11. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
12. List the consulting engineer and the owner/developer on the plans with the pertinent information.
13. Add note: "Depress all landscaped areas 6" maximum for water harvesting".


Drainage Statement:
1. A Drainage Statement is required. A DS is a brief description of drainage conditions applicable for a site which is not affected be 100-year flows of 100 cfs, or more, and is neither subject to detention requirements nor impacted by flows from a significant watercourse per S.M.D.D.F.M., chap. II, 2.1.3.
2. The content and format of the DS should follow S.M.D.D.F.M., chap. II, 2.1.3.
3. Show the project address on the cover of the Drainage Statement.
