2. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. D.S. 2-05.2.1.C Correct and revise all sheets.

3. Indicate new legal description including southeast corner area. Indicate a heading for Legal description on site plan. D.S. 2-02.2.1.A.2 Correct and revise.

4. Indicate location of downspouts. Indicate roof discharge and demonstrate the type of impact to the adjacent properties. D.S. 2-08.3.1 & 4.1.E Indicate a dimensioned detail of downspout demonstrating roof discharge, collection and disburse.

6. The minimum acceptable width for two-way paved roadway is 24'. Correct driveway width or add a note "One Way". D.S. 2-02.2.1.A.12

8. Indicate estimated cut and fill quantities on Site Plan.

9. A Grading Permit is required. Submit a grading application, a grading plan along with a stamped approved Site Plan for review.


10. Demonstrate vehicle maneuverability fully dimensioned. Maneuverability is to be on site. Refuse vehicle cannot backup into on coming traffic. Contact John Clark of Environmental Services @ 791-3175 ext. 1136 to reach an agreement that does not meet Development Standards 6-01 and to obtain a DSMR. Gates are required.

11. Label all Radii. On-site curb returns require an 18 foot Radius. Correct and revise.

12. Refer to Sheet A1.1 (2nd Submittal) for redline corrections. Resubmit redlines.

13. Submit a Drainage Statement by a Professional Civil Engineer demonstrating the significant changes from existing to proposed conditions and how it impacts the adjacent properties. SMDDFM 2.3.2 Address how the flood waters are to be accepted and released from development essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions.
09/07/2004 Daniel Castro ZONING REVIEW Denied COMMENTS: A majority of the first review comments have not been addressed correctly. A meeting is recommended to discuss the following comments. Please contact me at the number below to set an appointment to discuss all comments. Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. (CODE SECTION/ DEVELOPMENT STANDARD)

1. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size.

2. Legal description should not exclude the S43' of E2' as it has now been made part of the overall site (recorded deed submitted with the plans). Revise legal description and note on the plan. (D.S. 2-02.2.1.A.2)

3. The gross site area listed within the building footprint on sheet A1.1 (21,380.86 S.F.) does not match the gross site area listed under the project data calculations block (22,560S.F.) on the same sheet. Revise as required. (D.S. 2-02.2.1.A.5)

4. List the proposed building height. The height is measured from design grade (i.e. 25 feet F.F.G.). The height listed as 2424 should be revised to the number of feet above design grade. (D.S. 2-02.2.1.A.6)

5. A total of two (2) vehicle parking spaces are required for the proposed gross floor area of 10,960 S.F. The plan only shows one (1) handicap parking space on-site. Site plan keynote 23 indicates three (3) new parking stalls and the vehicle parking calculation states there are to be a total of six (6) vehicle parking spaces to be provided. Please provide the required parking and revise all applicable notes to be consistent. (D.S. 2-02.2.1.A.8)

6. Add graphically or by note the type of surfacing provided for the bicycle parking spaces. Refer to D.S. 2-09.7.2 for surface requriments. (D.S. 2-02.2.2.A.4)

7. Access ramp may not be located in a PAAL. Please revise location of ramp to conform with disabled accessibility requirements. Provide accessible path from the disabled access aisle to the building entrance. The path may not be located in the vehicular use area. (ICC/ANSI A117.1-1998 Section 502.3.1)

8. Detail disabled access aisle and post disabled parking sign. Disabled parking space and access aisle shall have surface slopes not steeper than 1:48. Access aisles shall be at the same level as the parking spaces they serve. (ICC/ANSI A117.1-1998 Sec. 502.4)

9. The vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent vehicles from damaging adjacent landscaping or overhanging adjacent sidewalk areas. (D.S. 2-02.2.1.A.11) (D.S. 3-05.2.3.C.1)

10. Per D.S. 2-08.4.1.B, a sidewalk must be provided adjacent and parallel to any PAAL on the side where the building is located. D.S. 3-05.2.2.B.1 requires a minimum setback of five (5) feet for a pedestrian refuge area between the building and the PAAL. (D.S. 2-02.2.1.A.12)

11. List the number of loading zone spaces required and provided and label and dimension the location/s on the plan. Per LUC Sec. 3.4.5.2 one (1) 12' x 55' loading zone is required. Location of the loading zone shall not interfere with vehicular or pedestrian circulation. (D.S. 2-02.2.1.A.14) (D.S. 2-02.2.2.A5)

12. Provide the floor area ratio calculation (maximum allowed/proposed). F.A.R. (10,960/22,560 = .486) "Site Coverage" listed under the project data calculations is not required, delete from plan. (D.S. 2-02.2.2.A.3)
