CODE SECTION/DEVELOPMENTSTANDARD

1. The following comments are based on a greater than 25% building area expansion resulting in a full code compliance review of the entire site. All calculations encompass the entire site, whether existing or proposed. Revise calculations where applicable on sheet T1 to reflect existing and proposed development. (D.S. 2-02.2.2.B)

2. Remove the legal description for the adjacent parcel to the east on sheet T1. (D.S. 2-02.2.1.A.2)

3. a) Handicap parking sign is located within the four (4) foot sidewalk. Relocate so as to not obstruct vehicular or pedestrian circulation.
b) Please note if access aisles are flush with pedestrian sidewalks or if required, provide ramps. Detail
access ramps. (ICC/ANSI A117.1-1998 Sec 405)

4. Under the project data block bicycle parking, please note the number and class type required and provided. (D.S. 2-02.2.2.A.4)

5. Per D.S. 2-08.4.1.A, at least one (1) sidewalk must be provided to the building from each street on which the project has frontage (Fourteenth Street). The minimum four (4) foot sidewalk should be located to minimize any conflict with vehicular access to the project. (D.S. 2-02.2.1.A12)

6. D.S. 3-05.2.2.B.1, requires a five (5) foot wide pedestrian refuge area along the north side of the new warehouse (between the PAAL and the building).

7. If applicable, provide a detail of existing and/or proposed free-standing signage/billboard and outdoor lighting on the site plan. (D.S. 2-02.2.1.A.13) (D.S. 2-02.2.1.A.25)

8. Under the loading zone calculation on sheet T1 Project Data, revise 25,000 to 20,000. (LUC Sec. 3.4.5.2) (D.S. 2-02.2.2.A.5)

9. Existing use noted under the project data block sheet T1 states "none", and the existing use noted under the site data block on sheet C1 states "commercial". Revise one or the other for consistency. (D.S. 2-02.2.1.A.31)

11. Note on sheet C1, states that a variance has been issued for an existing chain link fence with vinyl slats and constantino wire. As a general note, please add the following: board of adjustment variance case number, date of approval, variance/s granted, and any conditions imposed.
