CODE SECTION/DEVELOPMENT STANDARD

1. Correct the site address listed under the project title block on sheet T1. (D.S. 2-02.2.1.A.3)

2. Under the site data notes on sheets T1 and C1, the building area is listed as 14,700 sq. ft. and the site plan lists the area as 13,798 sq. ft. Please clarify or revise for consistency. (D.S. 2-02.2.1.A.6)

3. Dimension the space width for angle parking. (D.S. 2-02.2.1.A.8) (LUC 3.3.7-I)

4. Dimension back-up spur radii. Three (3) foot radii required. (D.S. 3-05.2.2.D)

5. Under the bicycle parking calculation on sheet T1, revise the number of spaces required to two (2) and add the number and class type provided. In addition, revise the calculation to be based on the total number of vehicle parking spaces provided. (LUC 3.3.4) (LUC 3.3.3.5) (D.S. 2-02.2.2.A.4)

6. Under the project data block on sheet T1, add the loading zone size (12' x 55') and note the number of spaces provided. (D.S. 2-02.2.2.A.5)

7. Clarify the principal land use for the site. The project data block on sheet T1 states the proposed use as "Storage Warehouse" and the proposed use listed under the site data block on sheet C1 is "warehouse, wholesale". Is this proposed as a mixed use? If so, note the applicable land use classification as listed under LUC Sec. 2.5.4.2 (land use class, development designator, and subject to section) for each use and revise the parking calculation according to the respective land use. Commercial Storage (i.e. warehouse) is subject to LUC Sec. 3.5.10.1, please add this section to the proposed land use note where applicable.

8. Per D.S. 2-08.4.1.A, at least one (1) sidewalk must be provided to the building from each street on which the project has frontage. The minimum four (4) foot sidewalk should be located to minimize any conflict with vehicular access to the project. (D.S. 2-02.2.1.A12)

9. All requested changes must be made to the site and landscape plans, where applicable. (D.S. 2-07.2.1.A)

05/10/2004 Joseph Linville LANDSCAPE REVIEW Denied 1) Landscape plans shall incorporate water-conserving designs. A water-conserving design, includes grouping of plants with similar water requirements and use of efficient irrigation systems per LUC 3.7.4.1 Larrea divaricata requires little to no supplemental watering when established and will be affected negatively by over irrigating. Rosmarinus officinalis and Lantana montevidensis are both a moderate water user and will need to be watered throughout their life span. Cassia artemisioides would be an acceptable substitute for the Creosote.

2) Clarify the location of individual plants, symbols are hard to decipher on landscape plan.

3) The site plan indicates a 5' CMU wall for refuse storage. A 6' wall is required per LUC Table 3.7.2-I
