This project has been denied because the Zoning and Engineering Review approved site plan was not included with the 3rd Party packet. 2. In addition a letter to Walter Tellez by the owner is required justifying the number of exits from the structures. Also we need to insure that this structure is not to be leased or rented by the bedroom similar to a dormitory. Please contact Bill Balak or Walter Tellez regarding the content of the letter requesting the determination. 3. This plan cannot be approved by the Zoning Review Section until the approved site plan and a copy of the letter from Walter Tellez have been included. 4. The following must be addressed on the site plan: a.The site plan must be revised to demonstrate that five vehicle parking spaces can be provided on site. b. Based on the total number of bedrooms for this project five vehicle parking spaces at 8.5'x18' are required. c. The calculation for vehicular use area must be revised to include the total square footage of all five parking spaces which equals 153 square feet per space or a total of 765 square feet plus the square foortage of the driveway that provides access to the parking spaces. d. The parking spaces cannot be in the right-of-way as shown on the site plan. All parking spaces must be onsite. e. Approval by the Engineering Review Section must be granted for the primary access for the rear unit. Please see the Engineering Section for review of the proposed parking area in in the rear yard via an alley access. The site plan must be approved and stamped. |
