This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Show Sewer, Electric, Gas and Water lines on property. Include location where they enter the house. Floor Plan 1. Clarify bathtub note: Bathtub shall be finished with ceramic tile, or a listed enclosure to a height of 72" above the drain. 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21". 3. Show location of 22"x30" attic access. Structural Plan 1. Provide a minimum 22"x30" opening for access and ventilation into over framed area. 2. Clarify footing size on details and cross-section. Minimum is 19" (1'-7"). 3. Note size of top plate. (2x8). 4. Provide horizontal reinforcement. Durowall at 16" o.c is sufficient. 5. Show noted Gable end vent on Elevation. 6. Detail gable end bracing. 7. Note 1500 assumed soil-bearing pressure on foundation plan. Plumbing and Mechanical Plans 1. Provide fixture unit calculation per 1994 UPC table 6-3 for all fixtures (new and existing) and note appropriate sizes for meter and supply line according to Table 6-4. 2. Designate waste pipe materials. 3. Note: All plumbing shall comply with 1994 UPC with state amendments. 4. Gas: Provide BTU summary of all gas appliances and maximum developed length. 5. Note: Mechanical shall comply with chapters 12-16 and 18-24 2000 IRC. Electrical Plan 1. Show location of sub-panel if it is new. 2. Provide a smoke detector in hallway and note: Smoke detectors shall be interconnected with a power source from the building wiring and shall be equipped with battery back-up. 3. Where ceiling fans are shown on the plan provide a note indicating that only approved boxes shall be used per E4001.6. 4. Note: Electrical work shall comply with chapters 33-42, 2000 IRC. 5. Check spacing of receptacles. Comply with E 3801.2.1. MEC 1. Provide energy calculations per the 1998 IECC, or comply with IRC chapter 11, or use percentage method described on supplied form. 2. Callout R-values on plans for wall and ceiling insulation. Furr-out will most likely be required in order to meet energy calculations. Also, show U-values for windows on plan.
