Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2000 IRC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Note that the current residential building code adopted by the City of Tucson is the 2000 IRC. All references to the building code are 2000 IRC unless noted otherwise. 2. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale. 3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. 4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 5. List the square footage for all the following areas separately on the drawings: - Livable area - garage - porch / patio covers - decks 6. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. SITE PLAN: (NOT REQUIRED FOR MODEL PLANS) 1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists. Utilities under garage slab. Specify material for Elect., sewer, water lines approved for under slab. Has TEP approved for service line to be under garage slab. 2. Identify the name of the subdivision and lot number. Provide square footage of the lot. FOUNDATION PLANS: 1. Note on the drawing that pre-stressed or post-tensioned slabs shall be permanently labeled on the slab at the center of the garage door opening as well as with a metal tag indicating 'POST TENSIONED SLAB' permanently attached to the main water shut off valve. Provide soil report & engineering calculations to justify post tension slab design. 2. Garage foundation plan? 3. Porch foundation plan? 4. Footing at interior bearing wall? 5. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel per R312. 6. All foundation hold-downs and anchor-bolt spacing for brace walls shall be specified and located. Hold downs for shear panel at garage door opening or provide engineer justification. Anchor bolt spacing @ 48" or 6'-0" ? Sht. A4 and SD1 contradict each other. FLOOR PLANS: 1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. STRUCTURAL PLANS: 1. Headers @ interior bearing wall at door openings? 2. Header at garage door appears to be undersized. 3. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to toe floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations. Or Specify this is a deferred submittal. 4. Specify lateral support of trusses. 5. Completely detail all connections and cross-reverence to the foundation and framing plans: Sections at bearing points need further clarification. - Beam to post - Post to slab - Porch framing - Joist to ledger - Hanger types - Straps - Nailing - wall to truss in non-bearing condition - Continuous load path for shear transfer 6. Cross section for garage. Note and detail tie straps, framing anchors and joist hangers by type, size and required attachment to framing members. 7. Indicate and note post sized, double or triple studs, and coordinate with foundation plan. 8. Detail all brace wall connections from the foundation to the roof plywood. 9. Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plan examiner. Wind forces for single story residences shall use 90 MPH, exposure "B". Two story residences or areas of higher wind shall use exposure "C". Garage shear panel with hold downs on east wall? Sheathing the exterior of house and garage? ELEVATIONS: 1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. SECTIONS - DETAILS - MISC. NOTES: 1. On standard detail sheets, cross out all details that do not apply or are not being used. 2. Provide a building cross-section. More than one may be required to clearly illustrate how the structure is to be built. Garage and porch? 3. Note and specify all ledgers and connections to wood, frame or masonry. Porch? PLUMBING PLANS: 1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 2. Show the size of waste lines, vents and required clean-outs. 1 ½" waste for lav's? 3. Water line: Provide the total fixture unit demand and maximum developed length. ELECTRICAL PLANS: 1. Indicate the location of all air conditioning and heating units disconnects. 2. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 3. Wire size for feed to sub-panel? The correct zoning is PAD 6. Please replace the R-1 zoning designation and identify the adjacent zoning as PAD 6 on the plot plan. 2. The coverage calculation must list the dwelling or SFR, the accessory structure or garage and all vehicle use areas in addition to the garage. These square footage numbers are added together and identified as Total Use. The Lot Coverage is the Total Use divided by the square footage of the lot. Please revise the calculations. 3. What appears to be the driveway is not labeled as the driveway and the driveway is labeled in the ten foot utility easement. The minimum driveway length from the garage door to the property line is eighteen feet (18'-0"). A side entry garage does not require an eighteen-foot driveway.
