This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. Acquire Engineering and Zoning approval stamps on cover page prior to resubmittal. Floor and Foundation Plans 1. Note that bathtub enclosure shall be finished with ceramic tile or a listed enclosure, to a height of 72" above the drain. 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front of not less than 21" per R307.2. 3. Provide tempered glass on both front windows per R308.4. 4. Shear walls. Minimum panel width is 32" with hold-downs. 5. Minimum footing width is 16". 6. Assumed soil bearing pressure should be 1500 psf, or, footing size must reflect bearing pressure. Structural Plan 1. Provide detail of gable end bracing. 2. Provide H2.5 from top plate to roof trusses. Electrical Plan 1. Bathroom receptacle must be on a dedicated circuit. 2. Panel voltage is usually 120/240. Clarify. 3. Note on Plans: Electrical shall comply with chapters 33-42, 2000 IRC. 4. Note that all smoke detectors shall be interconnected with a power source from the building wiring, and shall be equipped with battery backup. Plumbing Plan 1. Provide fixture unit calculation for existing and new building. Provide developed length of pipe. Use 1994 UPC tables 6-3 and 6-4. Possible resizing of piping from meter is required. MEC 1.
