Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. Finished interior is '1024' square inches rather than 900.
4. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above any point where the chimney passes through the roof per R1001.6.

Structural Plans

1. Missing header or beam: Span over laundry door from garage, and span over entrance to kitchen from hallway.
2. Specify truss connection to wall in detail #2.

Plumbing / Mechanical Plans

1. Hot water heater platform in garage is required to be on 18" platform.
2. Provide combustion air vents in garage.
3. Re-size gas pipe per 1994 UPC table 12-3. 400 K pool heater should tap from meter or run 2" pipe until after pool heater.
4. Redo fixture unit calculation per 1994 UPC table 6-3. I count 46 units. Meter must be a minimum of 1".
5. Show waste vents on plan or include in an isometric. Give sizes.
6. Gas line under back porch is not allowed.

Electrical Plans

1. Label all bath and kitchen countertop receptacles as GFI.
2. Provide switch from exterior game room door to interior light.
3. Circuit 31 - 220 volt circuit requires two poles.
4. Provide load calculations.
