This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Floor Plan 1. Show windows in all existing bedrooms. Note the size of each as well as the method that each opens. 2. Note that each opening in the existing house to the new addition is existing or new. 3. Provide tempered glass in the window adjacent stairway. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. Structural Plan 1. Specify braced wall panel notations as such. 2. Framing plan shows masonry column while foundation plan shows wood post on back porch. Clarify. 3. 4/4 - Provide A35 clip at each stud to ledger. 4. Specify header over double living room doors - (2) 2x10 will work. 5. Stair details - detail stringer to slab connection. Detail stringer to landing (mid and top) connection. Detail mid and top landing floor-framing with the connections to the walls (ledgers?). 6. Specify floor joist connection at 4x10 floor beam. 7. Cross-reference all details from framing plan. 8. Specify size of valley beam. 9. Specify roof framing of existing house in order to clarify the drainage from the existing roofs. Plumbing, Mechanical and Electrical Plans 1. Plumbing fixture units must include all fixtures from entire (existing and new) house. My count is 26. Size supply line from meter to house and check available pressure from Tucson water. 1" line is minimum size with 46-60 psi pressure. 2. Provide 2-way cleanout on main waste line outside house. 3. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. Change all references. 4. Size combustion air vents for gas water heater per chapter 17, 2003 IRC. Each duct must be 25 square inches (5"x5"). Note this. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). OR COMPLETE INCLUDED WORKSHEET. 2. Call out on the "U" values of the windows and doors in compliance with the energy calculations provided.
