Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Foundation Plan

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings or state the assumed value of 1500 psf is being used, per table R401.4.1.
2. Cross reference the cross section from the foundation plan.
3. Provide anchor bolt sizes and 7" minimum embedment.
4. On cross section: Show final grade and indicate min. 12" footing depth and min 6" sill plate height.
5. Callout slab thickness.
6. Indicate number of rebars in footing.

Floor Plan

1. Provide min. ½" GWB on ceiling in garage in addition the 5/8" on walls.

Structural Plans

1. Garage header and rear sliding glass door header are inadequate. Resize (sugg. 6x16 for garage, 4x10 or 6x8 for rear door).
2. Indicate header sizes on roof framing plan.
3. Provide thickness of T-111 siding.
4. Callout connection of new wall to existing wall.
5. Specify roofing materials and slope of roof.
6. Detail connection of existing house to new construction from the slab to the roof.
7. Detail framing around fireplace and chimney.
8. Clarify roof/ceiling joists - TJI? Specify manufacturer, type and size.
9. Specify and detail roof joist interface over interior bearing wall.
10. Provide R-38 insulation in ceiling or provide ventilation calculations.
11. R-30 insulation will not fit in 2x6 wall. Resize.
12. Specify lumber grade and species.

Electrical Plan

1. Note on plans: electrical work shall comply with chapters 33-42, 2000 IRC.
2. Circuit 4 and 5: Wire sizes are too small. #12 Cu for 20 amp breaker or #14 Cu for 15 amp breaker.
3. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
4. Provide receptacle in garage.
5. Receptacle spacing in game room needs to be evaluated based on E3801.2.1. Scale drawing or give dimensions.

Mechanical Plans

1. Indicate heat strip size in heat pump.
2. Note on plans: Mechanical shall comply with chapters 12-16 and 18-24 2000 IRC.

MEC

1. Provide square footage of existing dwelling. If addition is greater than 20% of existing dwelling them provide energy calculations per the 1998 IECC, or comply with IRC chapter 11.
