Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Provide room type in existing structure adjacent new construction. Loss of a window may cause egress problem if the space is a bedroom.
2. Show minimum width of stairway and provide tread and riser dimension. Show on foundation plan. Size landing on outside porch.

Foundation Plan

1. Show location of hold-downs for 32" shear panel on plan.
2. "Per R403.13.1 (R408.2, R405.22, etc..)" is not sufficient. Show compliance.
3. Dimension footing 12" below grade. Crawlspace is minimum 18" from grade. Sill plate is minimum 6" from grade. Maintain 12" from grade to bottom of floor beam.
4. Stem-wall is minimum 6" thick. Show min. dimension while allowing 1-1/2" for floor beam bearing (in pocket)

Structural Plan

1. Provide detail of gable end bracing.
2. Provide header size for door/opening that connects new structure to existing structure.
3. Specify 'Simpson post beam' in post pier detail.
4. Simpson AB44 has no uplift value. Provide post bases with uplift capacity.
5. Truss notes are not legible.
6. Specify beam seat or holdown type in stemwall pocket.
7. Size floor beam and indicate that it will be treated.
8. Put TJI specs on plans: type, manufacturer, size, spacing and rim joist type & size.
9. Detail connections- Floor joist to Rim joist & Truss to Plate (include h2.5 connections).
10. Specify lumber grade and species.


Plumbing Plan

1. Show dirty arm for washer.
2. Provide entire gas line calcs. Include pipe sizes, developed length and Btu demands for all gas appliances
3. Size vent for bathtub.
4. Provide fixture unit calculations for the entire house, developed length, pipe size from meter to house and meter size.
5. Pressure relief pipe is minimum ¾".

Electrical Plan

1. Provide receptacle in office on wall adjacent half bathroom.
2. Electrical calcs are incorrect, Redo for entire house per E3604


Mechanical Plan

1. Provide attic ventilation calculations.

MEC

1. Provide energy calculations per the 1998 IECC, or comply with IRC chapter 11.
