Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. Zoning have revoked their approval of these plans due to the fact that the kitchen in the guest quarters designates the structure as a single family residence which is not allowed with the lot square footage and the zoning. Contact Zoning department for details.

Site Plan

1. Show sewer line on property.

Floor Plan

1. Provide tempered glass in window next to guest room front door per R308.4
2. Closet discrepancy: Storage closet in shop on floor plan changes to 2 closets on other sheets. Clarify
3. Walls on back porch that house the water heater are not consistently shown in number and location. As well the back door from the shop to the porch changes location from plan to plan. Clarify.
4. Note that the bathtub and shower enclosures shall be finished with ceramic tile or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
5. Note and specify that shower enclosures shall have a minimum finished interior of 1024 square inches and shall be capable of encompassing a minimum 30" circle per UPC sec 410. All glass enclosures shall be tempered.

Foundation Plan

1. Alternate shear panels less than 4' are a minimum of 32" with two holdowns, one at panel end stud, per R602.10.6. Check all locations for compliance
2. Footing width is minimum 16" per table R403.1
3. Optional footing: Provide #4 rebars at 48" o.c.(verticals).
4. Details 3 & 4 are missing.

Structural Plan

1. Provide detail of post to beam connection
2. Provide H2.5 at joist connections to walls.
3. Provide truss calcs to justify three-point bearing.

Elevations

1. Provide attic ventilation calcs per R806.2. 291 sq in required.
2. Specify scupper size.
3. Note and specify all roof slopes.

Plumbing Plan

1. Provide fixture unit calculation per table 6-3 1994 UPC for existing house and new construction.
2. Provide developed lengths of gas lines.
3. Show water lines on plans. Will the instant water heater be used?

Mechanical Plan

1. Is rooftop unit a gas pack or a heat pump? Clarify (gas pipe or electricity). Provide Btu rating of unit.

Electrical Plan

1. Provide a switch from shop front door to porch light. Per E3803
2. Provide a switch to light in shop from exterior door. Per E3803
3. Provide receptacle on wall adjacent shop sink counter below 3 gang switch box, per E3801.2.2.
4. Bathroom circuit must be on a 20-amp breaker.
5. Electrical load calculations are incorrect; 1st 10,000 @ 100%= 9,933 watts - Do calcs for both houses to asses total load for panel - add instant water heater into calcs.
6. Clarify that the existing 100-amp panel will be a subpanel once the 200 amp is installed.
7. Note on plans: Electrical work shall comply with chapters 33-42, 200 IRC.
8. Where ceiling fans are shown on the plans, provide a note indicating only approved boxes shall be used, per E4001.6.
9. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.

MEC

1. Provide energy calculations per the 1998 IECC, or comply with chapter 11 of the 2000 IRC.
2. Call out on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculation.
