All corrections must be made to the original drawings and two new complete and corrected sets resubmitted along with a written reply to all comments. To facilitate a timely recheck please insure all drawing changes or revisions made to previously issued sheets are highlighted by cloud and revision number. ARCHITECTURAL COMMENTS Sheet A0.1 1. Include Sheet A8.2, architecture details, in the drawing index. 2. It appears that the “greater than” and “less than” symbols were omitted in the exit width calculations. Revise building 4 to show 6 exits provided. Civil Drawings General 1. Include the approved development / landscape plan, grading and improvement plans. Sheet A1.1 1. Please provide a dimension from the southwest corner of Building 1 to the property line. Ref. IBC Table 602. 2. Label building 3 on this sheet. 3. In the site calculations, the correct total building area is 34,z899s.f. Please revise. Sheets A2.1, A2.2, A2.3, A2.4 & A2.5 1. Specify the stucco system referenced in keynote 1. 2. Please revise the column detail reference to indicate 09/A8.1. 3. Provide a specification for the thresholds at storefronts and the door shown in the schedule items 101 through 104. Thresholds must have a maximum height of ½” and a maximum bevel of 50%. Ref. IBC 1003.3.1.6. 4. Include a note stating that all doors planned for egress will be readily openable from the egress side without the use of a key, special knowledge or effort. Ref. IBC 1003.3.1.8. Sheets A2.4. 1. Clarify the landing locations and dimensions at doors 103 and 104. Ref. IBC 1003.3.1.5. 2. Include the column detail reference 09/A8.1 on the plan. Sheets A3.1, A3.2, A3.3, A3.4 and A3.5 1. Specify the provisions for ventilation of enclosed attic spaces. Ref. IBC 1202.2. 2. Specify the dimensions and locations of the access to the attic spaces. Ref. IBC 1208.2. Sheet A3.3 1. Show keynote 41 where it occurs on the south elevation. Sheets A4.1, A4.2 and A4.3 1. Provide a specification for the roof covering classification. Ref. IBC 1505 as referenced in keynote 29 throughout the “A” sheets. Sheets A5.1 through A5.5 1. In keynote 12 throughout the “A” sheets revise the canale detail references to show 7/A8.1. Sheets A8.1 & A8.2 1. In details 10/A8.1 and O6/A8.2, specify weep screed placement minimums of 2” above paved areas and 4” above earth. Ref. IBC 2512.1.2. Label the parapet detail as 06/A8.1. STRUCTURAL COMMENTS General 1. The aspect ratio of some shearwalls exceeds the maximum allowed per IBC Table 2305.3.3. Example, Building 1, 2 and 5, shearwalls at lines 2, 5 and 9. If shearwalls with force transfer around the openings are utilized, provide reinforcing of the openings in compliance with IBC Section 2305.3.7.1. 2. Building 1 and 2 structural calculations of shearwall overturning use 8' wall height. Please clarify. Roof height is 13' per architectural plans. 3. Provide fasteners schedule per IBC Table 2304.9.1. 4. Specify required anchor bolt diameter and embedment length for holdown connectors. Sheet S1 and S2 1. Recheck shearwalls type 5 at both sides of entry. The design shear along these lines exceed the allowable for type 5 shearwall. Please resolve. Recheck overturning for actual height. Specify required sill plate connection. Sheet S4 1. Reference Detail 4 and clarify shear force transfer from upper roof diaphragm to beam. Show diaphragm boundary nailing, provide blocking and specify nailing to beam. 2. Ledger per Detail 4 and 5, and 2x6 nailer per Detail 6 appear to be roof diaphragm boundary elements. Provide splice connection capable to transfer the maximum chord force. IBC Section 2305.1.2. 3. Reference Detail 9 and specify bolts at glulam beam connection. Sheet S5 1. Specify WWF in general notes. Sheet S6 1. Specify shearwalls on framing plan and provide shearwall schedule. Specify strap, denoted 2 on framing plan. Sheet S7 1. Specify sill plate connection at double-side shearwalls at entry. Design shear exceeds the capacity of typical sill plate connection. Sheet S9 1. Specify shearwalls on framing plan and provide shearwall schedule. Specify strap, denoted 2 on framing plan. PLUMBING COMMENTS Sheets M3.1 through M3.5 1. Please provide the site utility plan for reference. 2. Show backwater valves where fixtures will have flood level rims below the rim elevation of the next upstream manhole. Ref. UPC 710. MECHANICAL COMMENTS Sheets M1.1 through M1.5 1. Rooftop mechanical equipment access is required from grade level to the equipment level. The plan does not show access from the grade level. Please clarify. ELECTRICAL COMMENTS Sheet E1.1 1. In the site calculations, the square footages stated for buildings 1 and 4 do not correspond to the actual values. Please revise. Sheet E1.2 1. Complete the height dimension for the “S2” fixture pole. 2. Coordinate the panel reference on the plan with the panel schedule. 3. Timeswitch and the receptacle, shown in the panel schedule, were not found on the plan. Please clarify. ENERGY COMMENTS Sheets M1.1 through M1.5 1. Above grade wall R values are shown for metal framing where wood framing is proposed.
