This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. This review is based upon the submitted drawings. In the event that an LDO decision causes these plans to change, a new review will be required. Site Plan 1. Existing porch that extends to property line is required to have a 1-hour fire rated wall. In addition, please submit a permit or approved plans for this structure upon re-submittal. Foundation Plan 1. Provide a foundation plan showing all footings. 2. CMU column footings detail D-2; provide the third dimension to fully size footing. 3. 8" CMU wall requires a minimum footing of 19". Floor Plan 1. Provide window size in existing bedroom adjacent new construction. 2. Provide access to each separate attic space that exceeds 30 SF. Designate locations on the drawings. Opening shall not be less than 22" by 30". The attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space per R807. 3. Note that bathtub and shower enclosures shall be finished with ceramic tile or a listed enclosure to a height of 72" above the drain per R702.4 and R307.2. 4. Note and specify that shower enclosures shall have a minimum finished interior of 1024 square inches and shall be capable of encompassing a minimum 30" circle per UPC sec 410. Structural Plans 1. Specify and detail all over framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over framed areas. If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 2. Provide and callout headers in bearing walls on either side of the new bedroom. 3. Provide gable end bracing where applicable. 4. Specify lumber grade and species. 5. Callout ridge board sizes in all conventional roof-framing applications. 6. Detail non-bearing CMU wall. How will the parallel rafter attach to the wall? 7. Provide hanger types for 2x6 rafters over porch. 8. Note and detail connections: 1 - Roof rafter to roof truss. 2 - Ceiling ledger to truss. 9. Provide details for a positive connection from slab to roof for interior bearing walls. 10. Detail knee wall. Include spacing of 2x4's, single or double top plate (determined by stud spacing vs. truss spacing), H2.5 connections and connection to the masonry wall and plate. 11. Clarify 'scab': Existing porch joists must rest on a beam directly, not via scab. Elevations 1. Show calculation of attic ventilation area in compliance with R806.2. 2. Specify roofing over porch Plumbing Plans 1. Provide pressure and temperature relief line at water heater to drain at exterior. 2. Size all waste pipes and trap arms. 3. Provide developed length of water pipe. 4. Show waste piping in plan view Mechanical Plan 1. Provide duct sizes. 2. Provide a vent for dryer. 3. If 2-ton heat pump will be mounted in attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain per M1305.1.3 and light and receptacle requirement. Electrical Plan 1. Provide a smoke in the laundry room per R317.1.Note that smoke alarms must be interconnected. 2. Provide riser diagram with bond and ground specs. 3. Designate a circuit number for all lights, receptacles and other electrical outlets. 4. Provide exhaust fan in bathroom in lieu of operable window. (fan in WC is noted). 5.
