This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. 3. A one-hour firewall with no openings is required between structures. Reference R302 and R321 for separation distances and corresponding requirements. Floor Plan 1. Provide landings at exterior doors per R312. 2. Provide attic access per R807. 3. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 4. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per UPC SEC. 410.0. All glass enclosures shall be tempered. 5. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per R307.2 (figure). 6. Show porch on elevations. 7. Provide attic ventilation calculation per R806.2. Plumbing, Mechanical and Electrical Plan 1. Provide maximum developed length for water supply and pipe size from meter to building. 2. Provide a clean-out at kitchen sink. 3. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 4. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 5. Provide maximum developed length for gas line. 6. Note on plans: Mechanical shall comply with 2000 IRC chapters 18- 24. 7. Provide a receptacle at these locations. On north wall in bedroom 2, on north wall in living room, at west wall in living room between bedroom doors, at wall adjacent breakfast bar in living room. 8. Provide note "GFI" at kitchen countertop receptacles. 9. Note on plan that all electrical work shall comply with 2000 IRC chapters 33 - 42. MEC 1. Provide energy calculations per the 1998 IECC, or comply with IRC chapter 11. 2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
