An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before December 16 2004. 2. Thank you for submitting the requested information. As a result of the revised plans and the additional information submitted, two items are still pending and must be addressed. a. The revised plan depicts the proposed buildings on Parcels A, B, and C with deficient setbacks. I acknowledge that the drawing may not have been drawn or dimensioned correctly The footprints of the building do not appear to be square on the lots. Parcels A, B, and C have building setback deficiencies as follows. Parcel A, the building setbacks along the east and south property lines must be 8'-8", Parcel B, the building setback along the south property line must be 8'-8", Parcel C the building setback along the east and south property lines must be 8'-8". Revise the plan to clearly demonstrate that the building setbacks will be met or add a note if LDO to the plan that LDO will be required for the deficient building setbacks. b. The lot coverage calculations for all four parcels must be revised to include the square footages of the visitor parking spaces and the ingress/egress vehicular use area. Revise as required. c. Submit for review copies of the legal descriptions. The legal descriptions must describe the ingress/egress easement over each lot.
