Adelaide Dr. Site Plan 1st Review Transmittal date: April 22, 2004 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The existing Haven development lot area will be increased approximately 20%. The lot area expansion is less than 25% and does not require that the entire site be brought into full code compliance. The legal description will need to be revised as a result of the lot area expansion and the requirement for a parcel tax code combo and recorded lot combo covenant. The parcel tax code combo must be completed through the Pima County Assessor's Office. The City of Tucson requires the recorded lot combo. The lot combo form can be downloaded from the DSD web site or for your convenience I have attached a copy of the form to the site card application. If you have any questions regarding this comment please feel free to call me. DS 2-02.2.1.A.2 2. Label the section, township and range under the location map. DS 2-02.2.1.A.4 3. All structures existing or proposed structures must be drawn on the plan. The existing structures and proposed structures have been shown but because the overhangs, porches or open storage and laundry facilities and children's pay areas have not been drawn and labeled it appears that additional structures have been built after the last approved site plan. I have made an onsite inspection and have found that all structures are accounted for as shown on the previous plan. Please label all outside open areas such as the children's play areas, courtyards, laundry facilities, storage areas, and open porches and overhangs. This plan will become the most current site plan for this development and should be drawn to show existing conditions along with the proposed additions and changes. Please revise the plan as requested, label and depict the items mentioned. DS 2-02.2.1.A.6 Label the building dimensions and height of the existing building on lot one and the new modular structure proposed on lot 3. 4. Please dimension the existing vehicular use areas (typical parking space, PAAL and entrances ). As I noted in comment one I made a visit to the site and one thing I did notice is that one of the parking lots was not paved and was parking area was not clearly defined as depicted on the plan. Clarify how the existing parking areas are to be striped and what type of wheel stop barriers will be used in keep the vehicular traffic out of undesignated parking areas. Some form of removable bollards or posts and chains must be provided to restrict vehicular traffic onto the fire department turnaround. This turnaround is specifically for fire department vehicles only for fire emergencies. If the building will sprinkled the turnaround may not be necessary. Please check with the fire department for requirements. DS 2-02.2.1.A.8 5. Sight visibility triangles should be drawn on the plan. DS 2-02.2.1.A.10 6. Label the width of the sidewalk that is to be provided to the new duplex modular building. The sidewalk must have a minimum clear width of four feet and must be constructed of concrete. This sidewalk must also be accessible for the handicapped and accessible ramps must be provided where necessary to create a continuous pedestrian circulation. In addition a sidewalk is required from the structure at the corner lot and must connect to the onsite circulation. Again this sidewalk must be concrete and handicapped accessible. Add the required sidewalks and the width and ramps where applicable. DS 2-02.2.1.A.12 7. Please dimension the existing right of way dimensions for Adelaide Dr. and Park Avenue. Park Avenue is a Major Street and Route and will be widened to a maximum of 64 feet. Please label the existing and future right of way dimensions for Park Avenue. Also show, label and dimension the curb locations for Adelaide and existing and future curb locations on Park Avenue. DS 2-02.2.1.A.19 and .21 8.
